    The obvious question seeing as you are desperate to sell is how lower would you sell for?

    However seeing as you've posted your house on this forum that's probably not a good idea.

    Unfortunately from my point of view as well as your house is presented just shows me how ridiculous the housing market has become in this country.

    Tiggerjj - i'm not sure why the agent didn't put a pic of the second bedroom, it's a bright good sized room, the previous agents we had it on with did have a pic of the second bedroom.

    DannyboyMidlands - it's not hugely overpiced as there are no houses at £250K in the area, in Dedworth yes but that is a very different area.
    We bought the house at £321 and have done quite a lot of work, next door had their house up at £345 and accepted an offer within a month, their house is laid out slightly differently to ours though in that they have a downstairs bathroom (which personally I see as a negative) but that means they have 3 beds upstairs.

    I don't know what your house is like in comaprison to this one but 214 St Leonards Road, sold for £250,000 only 6 months ago.

    It looks lovely on the inside, I had a very similar house and you've made it look much more airy and spacious than I ever did. I really really like it (but not for £330k;))

    However, IMO the outside doesn't match up to the effort you've made inside. Can you get something to liven up the front a bit, like a nice bay tree or similar by the front door, or some planters with some colour?

    The back garden is very sparce too and hightlights the leaning/broken fence panels and lawn border. You need something to distract the eye away from these, as it would be offputting to buyers to know they're going to have to spend money on the garden as soon as they move in.

    The picture of the garden shows the fence on one side is falling down - surely a shot from the other side of the garden would be better>?

    I just searched Windsor, I don't know the area well enough to search specific areas. I know appreciate what you say about the EA, but how many professional couples are out there looking to buy at the moment?

    I'm in the process of selling a house almost identical to yours, except our bathroom is smaller and there is a third bedroom instead. We were on the market for 10 weeks prior to an offer. The EA told us that terraces were doing badly in our area as people were opting for the larger properties in less desirable areas.

    I'm north of London but less than an hours commute. House is 10 minutes walk from the station. My house is a third of the price of yours.

    shortchanged - 214 is actually opposite our house but is a tiny 2 bed, very small lounge, no dining roon, small kitchen, downstairs internal bathroom and a tiny courtyard garden. It's a very small house and £250 is probably about a fair price for it as thats is roughly what 2 bed flats go for in the area and it's probably smaller than most of those (but it's a house)

    The house is very well presented. The one thing that would stop me from booking a viewing would be that the front door opens straight into the sitting room.

    The extra bedroom will outweigh the awkward downstairs bathroom by a good margin (£20k plus).

    The garden is a good point i think, the fence has been a bit of a contentious issue as it belongs to our neighbours and they won't replace it. I think we may just have to bite the bullet and do it if it's putting people off.

    I appreciate all the help, i know its hard for you all to comment on the area as Windsor is a bit of a weird pocket of expensive housing, with old Queenie pushing the prices up!

    I think so far, maybe a slight price drop (£325k) plus sorting the fence in garden could definitely help.

    and if that doesn't work....then i'm thinking crying is the way forward, i'm way too hormonal for this moving house lark!
