Is something wrong with our house?

We're trying to sell our house at the moment and despite having had quite a few viewings we don't seem to have had any offers on it as yet....I'd welcome any constructive feedback, we have asked for advice on whether or not the house is priced correctly for the market and looking at the houses in the area it's seems to be pretty spot on, it's a pretty good price if anything:

Please feel free to take a nosy and let me know what you think, I don't seem to be able to get any constructive feedback from the agents/viewers about anything we could change so i'm at a loss...I'm having another baby in 3 months....there's a house we have our hearts set on...I WANT to move now!

Part of it may be the door straight in to the living room (always an issue). Other than that, for a 2 bed terrace it may just be too much of a commitment at that price.

    Otherwise it looks lovely IMHO.

The thing is, in Windsor thats a very normal price for a 2 bed terrace, ours is on a slightly busier road so it's worth less than some but in a cul-de sac the same size house(smaller actually) is selling for £360k, I know because it's was a friends house!
  • It looks like a beautiful house.

My first thought was parking. Is there any?

Rightmove search bands are £325k and £350, so you are just outside the cheaper, a lot of people with £320+ to spend may not find it. There are also lots of properties which are cheaper and bigger than yours on RM in Windsor.

Yours looks lovely from the inside, the outside not so good. Many people will go for size over area when buying a smaller house. A three bed ex council semi will be a better bet for many ftb's with growing families.

it's on street parking, again, it's pretty normal for terraced houses in Windsor, the upside to where we are is that it's not permit parking so you don't have to fork out for permits and visitor passes for guests to park which in a lot of Windsor you do.

Hi Caroline, thanks for your feedback, i was just wondering which house you found that were cheaper and bigger? As far as i'm aware most are in the Dedworth area of Windsor which is cheaper as its a less desirable area (crime/schools/distance from town/etc). The feedback i have from the agents is that the people who are looking at our house aren't looking at the Dedworth properties, they seem to be mainly young, professional couples....which I guess is what we were when we bought our house :)

Looks lovely, cant comment on price as i dont know the area. there is no photo of the second bedroom? why not?
also no mention about parking as Pink_betterfly also mentions
  • The house and decor seem very nice but it's hugely over-priced. There's a 2 bed semi and 2 bed terrace available nearby for nearer £250k.

Also, asking prices are one thing but by definition they are for houses that haven't sold. Buyers will be looking at comaprisons with actual sold prices. What have the neighbouring houses been bought and sold for over the years? When did you buy yours and for how much? Is the vendor after a premium price because they've decorated it nicely but unlikely to be exactly to my taste?

I am considering a drop to £325 to put us in the rightmove search criteria so thats an interesting point, i did wonder if some buyers were missing us because of the price.

Might be worth getting this information put in the details.
