    I agree with above comments on outside, otherwise it is very nice.

    I would put it on at £325K (exactly) if anything, assuming the price is right for area - as it will get more hits in rightmove.

    When did you pay £321K for it - if in last 4 years or so it would be hard to make a profit.

    I guess the big problem is that for FTB properties, people just dont have the money. For the rest, they need to have sold their own.

    what situation have your viewers been in? I put mine on the market a few years ago, desirable house in very desirable area, had absolutely tonnes of viewers, I would say 1-2 max were actually in a position to proceed. (price £365k)

    Hi dannyboymidlands- that house is a LOT smaller, ona very busy junction where there is no parking whatsoever, in fact you have to park your car quite a way away and then walk 4-5mins to the house. And on the other side of the path they do show is a busy petrol station which they conveniently don't mention. it's also backs onto a graveyard, which wouldn't bother me but does bother some people.

    Why no room sizes in the details, I would think you are trying to hide something. The sizes on the floorplan are difficult to see.

    The dining room and reception room are open plan but you have your furniture in such a way as to try and seperate the rooms. I don't think this works, I suggest putting the sideboard against the wall in the dining room, pulling the dining table more to the middle of the room and moving what looks like your smaller sofa. This, I think, would open up the spaces.

    hcb42 - was paid it nearly 4 years ago but since then have put in new double glazing including expensive double glazed sash windows at the front so it was in keeping with the victorian house. We have had a new combi boiler put in, redecorated the whole house, put 2 new sets of french doors in the kitchen and conservatory and gutted and redid the whole garden including levelling it properly as it was just a sloping mess of massive pond and random concrete. There was also some structural issues at the front of the house when we bought because there was windows at the front which should have been load bearing but weren't, we had to have structural repairs done at the front so we spent a lot of money on the house which if the market had stayed the same would have increased the value significantly. as the market has turned we don't really expect to get any much more (if any) than we paid even with the money we've spent.

    And there are also no pics of the conservatory.

    Perhaps the EA should have taken one looking back to the conservatory, the fence and wonky border may be less apparent from that view.

    Ooo...more good stuff, ok, room sizes in the description, i will get the EA to update that. and a photo of the conservatory would be good too. I think they hadn't done it maybe because it's not a huge room so it was hard to get a good photo but we should definitely have something to show it, from the garden mught be a good idea.

    This is all just fiddling. You are getting plenty of viewings so obviously nothing wrong with the Rightmove listing.

    It's all about the price and I think that yours is priced for a market that no longer exists. Its now a buyers market rather than a sellers and they're not gonna pay bubble level prices. As you are finding.
