Personally, if I were the OP, I would start by checking the prices of houses that actually sold in Bourne Avenue on a site like Nethouseprices.

That house is miles bigger than the £385,000 "comparable" on Rightmove the OP is looking at in Bourne Avenue, including a garage and more room upstairs. So, the comparable is clearly way overpriced.
It's the same point that keeps cropping up - don't look at what else is on the market unsold, look at what has sold. So, the OP is looking at an unrealistically priced comparable and wondering why her own house has not sold.No reliance should be placed on the above! Absolutely none, do you hear?0 -
If looking at previous sales is it right that the one 2 doors down, with 3 bedrooms, sold in Apr. 2010 for circa £300k, so might yours be a tad overpriced? In the end its worth what someone will pay, and be able to get a mortgage for.0

For £329K I would want somewhere to park. Where do you park? II'm retiring at 55. You can but dream.0

Can you clean the garden wall or repaint it? I'd also bung up some hanging baskets or get a nice bay tree as somebody else suggested to introduce some colour, then retake the photo from the other side showing the view through the gate towards the door. Get the board man to shift the board to the right hand end of the wall so it doesn't impair the view.
The property looks lovely inside, I was quite shocked at the external appearance.
Other than that it's price. It may or may not be the right sort of price for the area, but £325K is a lot of money for anybody to find.Make £2025 in 2025

"Only 15 minutes from the station" is actually a pretty long way when it's p1ssing down, dark, blowing a force 5 gale and you're doing it twice a day in work heels.
No parking's a no-no for many people. Parking gets worse over time, not better. One day there'll be resident permits there.... and what if everybody gets 2 cars at their house? It's imperative to own, without a shadow of a doubt, your own off road parking if you can.
Looking on map view, there are two others in spitting distance of yours:
£270k http://www.rightmove.co.uk/property-for-sale/property-31669616.html - £60k cheaper, still no parking
£295k http://www.rightmove.co.uk/property-for-sale/property-31924439.html - £35k cheaper, loads of parking. It's a cul de sac too.
At these prices, many people looking for a house will have written off the town/area, and will be casting their net 3 miles afield. You have a very limited market of people who would feel the same about your location/house that you do.0 -
As someone who looked at your property online as an actual potential buyer, I thought I should probably provide a response
The simple answer is there is nothing wrong with it, I would say even the asking price is fair enough and would not put me off, knowing that the asking price is one thing and sold price can be somewhat different.
Personally I made a decision that I didn't want to live in St Leonards Road, not because there is anything wrong with it but it was just my personal choice. I have also been looking for property which is not directly fronted on a main road but there will be as many people out there that don't mind this.
The market is still a little slow around here, we had our flat on the market for 8 months without an offer and not as many viewings as we had hoped. We obviously felt it was a lovely property and was decorated in a nice way, similar to yours. Eventually we received an offer which was accepted. I think you just have to be patient. If you are happy to lower the price a little then try it in order to get a few more bites.

My house has been on the market since November 2010. We had several viewings, one 2nd viewing, a few "might view again" and the rest either found the garden too small or a room too small or wrong location. The corner house went up for sale and sold within 3 weeks after just 2 viewings with both viewers wanting it.
Both my house and the went that went are 4 bed detached.
What baffles me, compared to the house that sold, I have a tarmac drive for 4 cars (the other house has space for 2 at a squeeze), I am in a quiet cul de sac with just 8 other houses (the other house is on the busier road on the corner of my cul de sac), my front drive has a tall hedge for privacy, the back garden is bigger, more landscaped, I have a conservatory, solid oak flooring on the ground floor area, a fully boarded up and carpetted and power lit loft, I was leaving all lovely curtains, pelmets and blinds (the other house had none of those). Perhaps the only thing the other house did have is a newer kitchen. My kitchen is a never out of fashion solid oak kitchen.
You cannot tell what people go for in properties. All our friends on the street and the agents see no comparison between my house and the one that sold yet that went like a flash!
Also need to add the other house was exactly same price as my house and it went for the full asking price.0 -

That is baffling, when put like that. Have you got pets, perhaps? They can smell, even if you don't think so. Maybe people preferred the corner house, as they tend to be lighter? You really need to find out what the issue is, so what does your agent say? What about the agent who sold the corner house?No reliance should be placed on the above! Absolutely none, do you hear?0
