I am not a troll, I was told that I may be able to get some advice here but you all seem in favour of tenants who have demanded the moon on a stick.

They've breached their tenancy agreement which states no pets and had guests to stay for weeks. They're making threats to call the council for a bit of mould, in a room they wanted to store things in. What they wanted to store in there turned out to be thousands of books, which I'm not happy with either.

When the agent went round to do the inspection they hadn't even bothered to wash up after breakfast and the bed was still unmade. They clearly don't care about the property and I want them to go before they make any further demands which are extremely stressful.

Oh dear - mould in a property - is this caused by damp or rising damp? that's another thing the tenants could get you for as how do you know this mould is not confined to just one room.

And also, HOW DARE YOU criticise them about not bothering to wash up or not making beds?! I think the agent would laugh at you too.

You sound like an appalling landlady who has NO IDEA about letting a house out.

At what point are they living in the house for free? They have been payign rent since September

Doesn't housing benefit pay some or all of your rent? I'm not well read on benefits as i've never claimed a penny in my life. But this is the right place to come for advice on how to leech every penny that the beleagured taxpayer pays out.

Anyway, they fit the description of benefits scroungers very well indeed.

They are typical professional tenants who are being obstructive and hiding behind the law and regulations when the OP is trying to be reasonable with them. They knew full well that work needs to be done on the house but wanted to move in straight away. The OP wants to put things right and they're doing their level best to stop the OP from putting things right.

They didn't know that this much work needed to be done, even the land lord didn't know until two weeks AFTER the tenancy began, how are two working people benefit scroungers, plus it has already been written that they paid a lot of money to move into this property, with credit checks, and removals, they don't have enough money to find another property.

Seriously?!?! You're annoyed because your tenants want to store books in the spare room?! How dare they!

Wake up - your tenants are bending over backwards to accomodate the repairs on the property, something they are not legally required to do.

You haven't provided a property fit for habitation and they are quite within their rights to ask it to be brought up to scratch. That's not unreasonable. Quite the opposite. You have broken the law by having someone enter the property without their knowledge. Bang out of order.

Even the landlord admitted that the extent of the work required wasn't clear until two weeks after they moved in.

What is wrong with the books?

(turning round to look at a minimum of 1000 on the shelves behind me :o)

    Really curious about this.

The OP dosen't like it because they wanted the room to store them in, well I think that it is common sense that you don't store books in a damp room where there is mould. It would'nt make the books very nice to read.

The OP can't understand this, nor the fact that they are paying rent for the use of this room.

Have to say, am off sick from work right now and this thread has made me laugh so much.

Laugh at the absurdity of it and the awful landlord.

The landlord's classic comment 'moon on a stick'! I'd never heard that one before or maybe only once.

I feel terribly sorry for these poor tenants, living in far below par, substandard housing conditions and paying rent.

I am not surprised the OP originally fell out with friends of 6 years who'd been previously renting from her.

and, lastly, who's thought about those poor cats, living in a building site?!
