OP (and evoke) if you feel the posters of MSE are biased in favour of Ts then I suggest your post your original post to http://www.landlordzone.co.uk/forums/forumdisplay.php?3-Residential-Letting-Questions (landlord zone).
You'll get the same answers but also backed up with which specific laws you've broke/continue to break and what you should now do/don't do.
Be aware. In your business (and you are in a business) that even though you are blissfully unaware of housing laws that breaking some of those laws could see you receiving a criminal conviction and/or a civil prosecution that can run to tens of thousands of £££s!
As you seem to be quite emotional regarding the property I'm going to guess that you previously lived there. All to often such LLs don't consider themselves a business, but you are and ignorance of the law is no defense!
It was somewhat dubious that you kept the previous Ts deposit in full. Unless they destroyed the kitchen/bathroom fixtures then I don't see how you possibly could. Their tenancy was for 6 years and as such the fair wear & tear would have accounted for majority percentage of any work required.Inside this body lays one of a skinny woman

They're making threats to call the council for a bit of mould, in a room they wanted to store things in. What they wanted to store in there turned out to be thousands of books, which I'm not happy with either.
Up to them whether they want to use spare rooms as an office, guest bedroom, storage space, whatever: they're paying for the extra space. Mould isn't good for keeping stored books in decent condition: so they can't use the room for what they hoped to. If you don't want to repair it, maybe they'd accept a rent reduction to cover the cost of putting the books into storage elsewhere? Although mould won't exactly help the property stay in good condition.When the agent went round to do the inspection they hadn't even bothered to wash up after breakfast and the bed was still unmade.

I am not a troll, I was told that I may be able to get some advice here but you all seem in favour of tenants who have demanded the moon on a stick.
They've breached their tenancy agreement which states no pets and had guests to stay for weeks. They're making threats to call the council for a bit of mould, in a room they wanted to store things in. What they wanted to store in there turned out to be thousands of books, which I'm not happy with either.
When the agent went round to do the inspection they hadn't even bothered to wash up after breakfast and the bed was still unmade. They clearly don't care about the property and I want them to go before they make any further demands which are extremely stressful.
It is NOT your business what they store in the box room. For all your know it could be an S&M chamber but they're perfectly entitled to have that there too.
I would wonder, with the scope of your contractors' works going on, is this in breach of health and safety rules, eg paint fumes, not to mention potential scaffolding etc. If you're in breach of H&S then your tenants would have even more comeback on you.
I am surprised TBH that you did not make sure the house was fit for living in before you lent it out.
Lock broken on porch door? does this not compromise insurance policy?
Have you got complete and thorough records of the fact that their cats stained your carpets? It sounds as if your friends who left the property either didn't have a proper check-out report done and thorough inspection of the carpets.
If I were your tenants I'd expect from the start at the very least a reduction in the rent due to contractors being there. It is none of your business that one tenant works nights or whatever so sleeps in the morning and therefore contractor cannot work in the morning.
Again - I am staggered at the fact that you're a landlady. I do hope the tenants get a decent outcome from this.0 -

I would not have let to them had they been on benefits; they were fully credit checked and came with glowing references from their previous landlord, and full employers references also. The rent is up to date and has, so far, not been late. To describe them as benefit scum is, perhaps, unfair.
They are, however, extremely pushy and I am finding them extremely stressful to deal with. I don't consider many of their requests to be reasonable - for example, they've reported the grout in the bathroom as 'heavily stained and in need of replacement.'
I do expect that my tenants make an effort to present the property properly when the agent conducts visits; I feel it is indicative of the care they are taking with the property as a whole.
The house is completely full of books - there are more bookshelves than any other type of furniture and even then, there's not enough storage for all the books. How can they clean or dust properly with books everywhere? I have no idea why they need so many books.
Perhaps I have been a bit unfair, but regardless I would like them to leave ASAP. Given their responses to my requests for them to vacate I suspect they will not leave easily, so I would welcome any suggestions for removing them ASAP. I do not have the resources to offer them a reduction in rent or a financial incentive to leave.0 -
Bloody hell... a lot of this is very close to the problems I'm having with my landlord at the moment... :eek:
We're not budging either, and I'm gratified that the vast majority of people here seem to agree with that. We'd leave if we were compensated for doing so but not just because the landlord wants tenants who will shut up and put up with it.0 -

You are beyond being given advice too, not one of the posts on this board, are in your favour, you are completely out of order, and if I was to give any advice it would be to your tenants, and that would be REPORT HER TO THE ENVIROMENTAL HEALTH, TO THE POLICE FOR ENTERING WITH OUT PERMISSION, AND HARASSMENT. AND THEN TAKE HER TO THE CLEANERS THROUGH THE COURTS.
Are you completely stupid you can not remove them at your whim, and they have done nothing wrong to be evicted for. Geee you make me sick.
