I do expect that my tenants make an effort to present the property properly when the agent conducts visits; I feel it is indicative of the care they are taking with the property as a whole.
The house is completely full of books - there are more bookshelves than any other type of furniture and even then, there's not enough storage for all the books. How can they clean or dust properly with books everywhere? I have no idea why they need so many books.

In answer to some points raised:
I would not have let to them had they been on benefits; they were fully credit checked and came with glowing references from their previous landlord, and full employers references also.
Not surprised - sounds like they have been very reasonable in dealing with you. Does the fact they've built a good relationship with the previous landlord tell you anything?
At a wild guess, is the grout heavily stained and in need of replacement? They may be pointing this out partly so you don't try and charge them for replacing it when they leave.I don't consider many of their requests to be reasonable - for example, they've reported the grout in the bathroom as 'heavily stained and in need of replacement.'
You rented them a property with "a lot of mould, damaged paintwork and stained carpets". The damage still hasn't been fixed. In normal circumstances, this might be a reasonable request (though I wouldn't necessarily bother washing up breakfast or making the bed!) Offer to pay the costs they've incurred because you let them a house in unacceptable condition (the £900 they mentioned doesn't seem unreasonable). They may also want a bit extra for the hassle. If you don't have the financial resources to reduce rent or pay them, how will you manage when you can't rent the place while doing repairs when it's vacant or when the current tenants go through the proper procedures to withhold rent while doing necessary repairs?Perhaps I have been a bit unfair, but regardless I would like them to leave ASAP. Given their responses to my requests for them to vacate I suspect they will not leave easily, so I would welcome any suggestions for removing them ASAP. I do not have the resources to offer them a reduction in rent or a financial incentive to leave.
If you really are that short of resources, you need to start saving as much as possible as quickly as possible.0 -

You have broken several very important laws of the land already.

Your tenants have done nothing wrong.
Nothing.
They are not your puppets to "jump" and tidy up or dust to your standards because an agent/you are going round. It's their home.
You have no right to be the judge of how often/how they should dust or clean their house; nor the judge of what possessions they might be allowed to own.
They rented a building, from you. You are a business.
They live in their home.
They have a right to quiet enjoyment.
You have broken many laws. You are in the wrong.

I only wish we could get them on here so we could give advice and support to them on how to deal with you. You are a nightmare landlord.
I have laughed many times at this thread - and then thanked the powers that be that my landlord is decent, doesn't break the law and runs her rental properties properly.0 -
Lady, your tenants moved in at the end of September on a 12 month AST. Unless there's a break-clause at the six-months mark you cannot get rid of them until September unless you come to an agreement with them. You have no other options.
I dunno how many times you need to be told. You are either stupid, being willfully obtuse or are a troll0
