    I'm with the OP on this one, despite how much I depise landlords.

    OP: serve them notice as soon as you legally can and do everything by the book. And don't give the scumbags a reference. They sound like professional tenants from hell who are living in your property and doing their level best to make life as as difficult for you as possible.

    Kick them out as soon as you can and get some decent tenants in AFTER your property has been repaired to the required standards.

    At what point are they living in the house for free? They have been payign rent since September

    What a complete load of rubbish. They've been paying their rent !!!!!!.

    if the house is as bad as it has been made out on this thread - why did the tennants move in
    the landlord sounds like a nightmare and needs to sort things out quickly but i do wonder what posses the tennancts to move in the house that is in such a bad state of repair

    They are not living there for free, they both work, and pay there rent. It is the landlord that has an attitude problem,not the tenants!!!
