And now the problems started - I asked my contractor to visit the property about 2 weeks into the new tenancy to assess what needed to be done and he advised that some of the work required extensive repairs and that could only be safely done with the property empty. As I had not signed the contract, I therefore asked my agent to communicate with the new tenants asking them to leave by the end of the month. They refused, stating that they felt they had a 12 month tenancy and were not prepared to move so quickly, but would co-operate with the repairs as best they could.
This is the part that outrages me, she had so little respect for the tenents, that she asks her agent to ask the tenents to leave. She didn't have the guts to face the tenants herself. Plus sending people into someones home, without there knowledge, to spy on them. I know agents can be bad, but this agent must be completely mad, to not advise the OP that you can not give notice of just a couple of weeks.0 -
Assuming this is for real then, if the OP starts to be reasonable, we can start discussing if they can meet the evidential test for a Ground 6 eviction (I agree with WWH that a Ground 12 eviction will simply be laughed at in court). However, the best (and almost certainly cheapest and, as the OP says the damage is increasing the fastest) approach has to be to bribe the Ts out.
Given that they have been totally reasonable so far then if you pay their removal costs and application / referencing costs on a new property then they may well be willing to leave.

There have been over 65 responses to your original post - discounting yours, that leaves what, 50 contributions? And not one of them have defended you or your actions at all.
Therefore you come to the conclusion we're all anti-landlord and in favour of 'bad' tenants. Not so. I've been a tenant and am now a landlord. I had problems - real problems - with a previous tenant, and I am using a letting agent who are proving to be somewhat disappointing. I've had nothing but positive, helpful replies to my queries.
Personally, and I doubt you want to hear this, but I think the tenants have been more than reasonable. You said they insisted that they moved in before the work was completed. There was only a day between your ex-friend nightmare tenants moving out and the current ones moving in. That's your responsibility.
You might not like them having had cats - and people - staying with them for a while, but tough. My tenant smoked in the flat, despite it being against the tenancy agreement. The letting agent has reminded him of the 'rules' but it's not an 'offence' punishable by eviction.
What really galls me is that you think it's completely acceptable to turf out the tenants at your whim, without any financial compensation.
I do hope you're a troll. You give landlords a bad name and I'd hate to be a tenant of yours. I've had some ropey landlords in my time, but you take the biscuit.0 -
wether they had guests or not, that is up to them, and they dont have to make the bed any day if they dont want to, just because you own the house does not give you the right to tell people how to live their lives
you really need to look at all the answers people have given you, most of them landlords who actually know what they are talking about0 -

Let's summarise shall we?

- your major objections are that they have housed guests & pets & that they don't keep their home in the state that you feel acceptable
And that they want to store books in their front room. I am at a loss to explain why any LL would object to this.
And you say they're complaining about the state of a room that they're not even sleeping in - what if they have guests and want to use it as a spare room? Or what if they are paying you rent for the whole property and therefore have every right to use every room in it?
From what you've said, apart from the cat thing, they sound like they've been model tenants. Did it ever occur to you to offer to pay their moving costs (plus a bit) to get them out earlier? Or did you just think they should do it as a favour to you?

They're making threats to call the council for a bit of mould, in a room they wanted to store things in. What they wanted to store in there turned out to be thousands of books, which I'm not happy with either.

How the hell can you not be happy about people owning books? What they choose to own is their right just as what you choose to own is your right. You want the benefits of renting out a house to make you money but you dont want to let the people who pay you that money live their lives! Perhaps you shoudl leave the house empty then nothing can be kept in it that may make you unhappy!

If this is genuine, my God, I feel sorry for the tennants! and the LL should have their property taken away from them and given a good slap upside the head!
If I was the tennant in this position i would try to screw the LL over bigtime!0
