Problem tenants, advice needed

I can afford the repairs as they are, as has been noted, mostly covered by my insurance. However, I cannot afford to buy the tenants out of their contract, or reduce the rent.
At the end of the day I have to protect my interests. I've now had an email from the tenants via the agent complaining about the quality of the work which has been completed. I don't feel like I can win no matter what I do.0 -

Some of the responses have been unnecessarily rude. However, the advice that the tenants are within their rights to remain at the property for the remainder of the AST is correct. I really don't see a way out of this other than to (1) try to carry out the work with them in situe - have you sought/received a second opinion as to whether it is possible to do so safely?; or (2) negotiate an early exit of the property with them.
I don't think you would need to pay the full cost of them moving since, they would need to move in 6 months anyway. Maybe since they are halfway through the contract, you could offer up half the legitimate cost incurred, plus the return of their deposit? There is no doubt that they have incurred cost in moving into the property and it is not fair for them to incur those costs again due to problems that are not of their own making. Even if money is tight, this is a business expense and you should always factor in the possibility of having to pay out on unexpected business costs in the lettings business.0 -
My sympathies are with the tenants here, as they don't seem to hae had a minutes peace since they moved into this place.

I hope they find both a habitable property and a sensible landlord next time around.

I am not a troll, I was told that I may be able to get some advice here but you all seem in favour of tenants who have demanded the moon on a stick.
They've breached their tenancy agreement which states no pets and had guests to stay for weeks. They're making threats to call the council for a bit of mould, in a room they wanted to store things in. What they wanted to store in there turned out to be thousands of books, which I'm not happy with either.
When the agent went round to do the inspection they hadn't even bothered to wash up after breakfast and the bed was still unmade. They clearly don't care about the property and I want them to go before they make any further demands which are extremely stressful.

I do like the irony, OP, of you complaining about the tenants not making their bed or doing the washing up on the day of the inspection when the work that you know needs doing on the flat had also not been done. Maybe you could come to a compromise with your tenants? You do all the work and they'll make their bed next time.
With regards to your concern about them having lots of books and therefore not being able to clean - firstly, it is perfectly possible to dust books but secondly, and more importantly, this is none of your business. All that matters is that when they leave, your tenants return the property to you in the same condition in which they got it minus acceptable wear and tear. Provided they do this, you will not have lost out and you are making your life more stressful than it needs to be by worrying about things like this.
Of far more concern than a bit of dust on books are the long term implications of you not getting the work done on the flat. That could be far more damaging to it and would be your fault alone (whereas if the tenants damage something it is likely to be covered by their deposit).
Stop feeling like a victim. It isn't helping you. You have good tenants but a bad flat and it won't help your stress levels to insist otherwise. Concentrate on what you can do to fix the situation (pay for the tenants to move out for a couple of weeks or permanently or do what work you can with them in situ) and do it. Just do it. At the moment you seem to be hoping that the situation will go away but it is of your own making and only you can solve it.0 -
