Problem tenants, advice needed

  • I must admit I read this and thought it was a troll post. I feel so sorry for the tenants. There are so many up front costs involved in renting. We rented and if my landlord had behaved like this it would have made me ill with worry. Unbelievable!

    I am not a troll, I was told that I may be able to get some advice here but you all seem in favour of tenants who have demanded the moon on a stick.

    They've breached their tenancy agreement which states no pets and had guests to stay for weeks. They're making threats to call the council for a bit of mould, in a room they wanted to store things in. What they wanted to store in there turned out to be thousands of books, which I'm not happy with either.

    When the agent went round to do the inspection they hadn't even bothered to wash up after breakfast and the bed was still unmade. They clearly don't care about the property and I want them to go before they make any further demands which are extremely stressful.

    This actually worries me to the core. Im about to move into my first privately rented property with 3 children next Thursday. I'm moving away from domestic violence against me and my eldest son. The idea that I would have to face any issues that resemble this in any way is scary. I feel sorry for your tenants. I think they are well within their rights to demand you foot the bill for them moving again so you can remedy issues that were left by your previous tenants. Why should they suffer because of poor management? Moving is not an easy thing to do and it is becoming more and more apparent to me that some LL's lose sight of the fact that what may be rent on the books for them is a home to their tenants. I'm looking for a stable long term rental, which Im praying I have found, but I suppose time will tell.

    Here's the problem. They havent asked for the unreasonable. The problem is that fixing this mess will cost you. Just because you dont like this, doesnt mean its the tennants fault.

    The advice you have been given is good advice and it would be reasonable to say that pretty much all of it complies with the Housing Act 2004 and relevant associated acts. You just don't seem to want advice that doesn't agree with you.

    You are mistaken about what you believe a LL can do, but go ahead and take some legal advice. And when you do decide to try before a judge for a legal eviction or, even worse, attempt a claim in Small Claim's Court, your tenants will have an excellent counterclaim.

    Please try to find a solution to meet your obligations as a LL in order to end this quite small matter.

Whatever next: not wiping the surfaces after they've made dinner? It's their home, to use as they wish. It just needs to be in the same state (save W&T) at the end of the tenancy.

    These tenants are incredibly demanding and threaten to get the council involved for a bedroom they're not even sleeping in.

    I refuse to pay any money to get them to leave as they're costing me money by insisting on repairs being done on a room they only want to use for storage.

    They pay rent for the whole house, it doesnt matter that they dont sleep in that room, from the sounds of it they wouldnt be able too anyway.

    I am NOT a troll, I would expect anyone knowing they have visitors to make the bed!

    The works are not small, they are extensive and will require scaffolding throughout the hallway and stairs to rectify problems in the stairwell, and most of the rooms will need replastering. None of this can be done whilst the house is occupied, and because they've refused to move out as would have been reasonable, the problems are increasing. I'm looking at works in the region of £15,000 to fix, which is not a small amount of money!
