  • A general comment:

    This thread is not much good as an information service if it solely concentrates on recommending ONE service - it might as well be transferred to the referrals forums.... it would be more useful to hear experiences of other online services as well as the one that the thread started on.

    Concerns over price of national conveyancing networks (of which there are several big and small) - low pricing probably reflects the efficiency of dealing with most transactions which are straightforward - there are ways of dealing in high volumes of business, quickly and cheaply, providing that no legalities crop up for the *individual* properties involved and passing on the savings by lower pricing - that is not necessarily an indication of quality.

    Many transactions probably don't require a high powered legal to exercise their expertise on largely adminstrative functions.

    It is just the same as some of the mega-saving deals you see offered for car insurance - they require conditions to be met regarding the 'average' nature of the car and driver to be insured - where criteria is different, the price will be higher, but it doesn't mean you can't get cheap cover in most circumstances.

    As the Land Registry functions go online, together with searches and the possible introduction of a 'log-book' for homes, online conveyancing is definitely the way of the future and much of this work is being handled by high street solicitors anyway - managed by the networks they belong to.

    Savings on legal fees are only a small part of it however - the real savings are to be made against estate agents fees which make up the largest cost in most selling transactions...
  • Well, I just completed with Conveyancing-warehouse. It was a pretty bog-standard transaction however they did pick up a couple of things that my previous (much more expensive) solicitor missed when I bought the property. We got the keys at 1pm, my contact at Roberts solicitors rang to check I had them and then issued a cheque, which I received the next morning. Well impressed. The other great thing was that my contact actually went on holiday for two weeks in the middle of the the chain having a bit of an argy-bargy about completion dates. The file was taken over by someone else with no loss of service. The final bill was exactly as quoted, with the exception of an indemnity polcy, which we realised was needed part-way throught the process. I really liked the way I could do some things myself to save money (like fill in the SDLT) and there was no extra charge for sorting the mortgage. I really wouldn't hesitate to recommend using an online servioce, based on my experience with this company.

    Great to get some feedback.

    I don't necessarily agree courtjester, that service is any less. But you have made some very fair points.

    If anybody has any eperience with other online conveyancing companies, please post. I have to say I am a little more interested in conveyancing-warehouse as I myself am using them as we speak, but I apologise for any swaying of the conversation.

    Just to say completed on the 20/10/06 and no problems final bill was £360 which included a £35 charge for a CHAPS transfer well happywith Roberts solicitors and would probably use them again.

    What date did you first instruct them on and was this a sale or purchase or both?

    This was a sale and the time it took was five weeks.

    I'm in hoping to exchange soon with Conveyancing Warehouse. They have been fab so far. I even exchanged emails with my Solcitor on a Saturday. Their turnaround of documents has been great. Easy to get hold of and very helpful.

    I'll be recommeding them to anyone who needs a conveyancer.:beer:

    I was quite happy up until the last couple of weeks. Since then, though, they've been terrible at returning calls, made glaring errors in the information they've given me (telling me that they don't need my deposit before exchange, and only realising that this wasn't the case when I prompted them). Having agreed a provisional completion date of 14th December with all parties, they're now making it very difficult to meet that by not letting me know exactly how much money I need to transfer to them and the account to transfer it to. If this doesn't get sorted really quickly then it's going to push back completion to next year, and I'm going to be absolutely furious.

    Hopefully I'll be back tomorrow to say it was all just a glitch in service caused by the pre-Christmas rush and that everything's going smoothly again.
    Finally a happy home (and mortgage) owner...

    Well, just so I don't end up leaving this on a negative note, they did get back to me with the numbers and account details. It wasn't quite in time to put through a CHAPS transfer today, but that's because my bank thinks it's amusing to provide a map for their Guildford branch that leads not to the bank, but to a Royal Mail sorting depot in an industrial estate miles from the bank.
    Finally a happy home (and mortgage) owner...

    They already have sent through the account details to me and were three weeks to completion. So overall, think there great for the money. Think that a solicitor is spread thinly over several cases and the admin girls probably do most of the work, but hey, you get what you pay for.
