    I took a personal call today from the solcitor herelf and over the phone she went through all the queries. Call lasted over 20 minutes and then she was able to fax back my buyer's solicitor same day.

    I can't fault them so far and they have been very patient with my buyer's solicitor who nobody can get to answer the phone or return calls.
  • Can I also chip in here? We're with CW and they've been extremely efficient, keeping us up to date with all developments. Instructed them around mid sept,hoping to complete by xmas (fingers crossed)

    I'd like to update my CW experience, because everything went pretty much pear-shaped after my last couple of posts - missing documents from the vendor, sellers further up the chain getting very difficult over dates (as a result of hiring a removal company before exchange of contracts, which serves them right as far as I'm concerned) and other miscellaneous calamities.

    CW managed to pull everything together, and managed to push through exchange and completion at extremely short notice (we ended up exchanging the day before completion, which was great). As far as I'm concerned, the way to tell which companies are worth going back to is how well they do when everything hits the fan, and CW get full marks on that from me. While I'd hope not to be giving them any repeat business in the near future (moving house is stressful enough that I don't plan on doing it again for a while) I would recommend them as a result of my experience.
    Finally a happy home (and mortgage) owner...

    I think I need to balance this thread. After reading all of the good things about Conveyancing Warehouse (aka Roberts Solicitors) we appointed them for our purchase and sale back in January.

    While it started well enough - emails replied to, phone calls returned - the last two months have been horrible. We were pushing to exchange in March, but since then no e-mails are replied to, phone calls are never returned, the assistant can never help, and now there's a real risk we're going to lose our buyer who has to complete by 21st, while we want two weeks notice between exchange and completion. Our solicitor says they're asking for things they've already been given. Their solicitor says no one is getting back to them. I'm inclined to believe the latter.

    Roberts have made this already stressful experience many times worse, and while I still hope to come out of this successfully in the next couple of weeks, I can't recommend them at all. Perhaps I've been the unlucky one, but I wouldn't want anyone to have to risk dealing with the same people and finding it all go wrong.

    I agree with the above. I would never use them again. I have dealt only with my solicitors assistant, when I tried emailing the solicitor with a question I was just told "note my assistant deals with the day to day running of the file" and I'm sorry but her assistant doesn't know what she is doing. In her defence she is overworked (she has called me at 8pm and again at 8 am) and she shouldn't be left to deal with all the work alone.


    I have spent all day trying to sort out a ridiculous problem. Caroline (the assistant) insists on seeing the building insurance before she will exchange. Now it states my mortgage company on it but she insists it must say "in the joint names of" myself and the mortgage company. The insurance company wont do this, their wording (interested party) is standard and is accepted by all building societies, solicitors etc apart from Caroline. I have spent hours on the phone today going back and forth. Finally I got the building society to ring her and they have sorted it, they didn't even want to see the policy anyway.

    She didn't know that most conservatories don't need building regs or have FENSA certificates. She told me that if my buyer didn't pay a full deposit and didn't complete I couldn't claim the rest of the money. When I queried this she said it was a typo. She has to be fair returned all my calls though not answered emails and it only by spending hours on the phone this and last week to estate agents etc that we are now at the stage of hopefully exchanging tomorrow or Friday.

    To Notken-We almost lost our buyer also, they wanted to complete on the 18th and the top of the chain wanted 2 weeks between exchange and completion. Who is your solicitor? mine is Emma Brown and I've only spoken to her once. The only way I got things done to exchange this week was to say my buyers are pulling out if we don't exchange by the 18th and finding out what still needed to be done and then sorting it all out myself via the estate agents. I think I spoke to Caroline about 20 times since last Thursday. You really need to push them to get anything done. Good luck.

    Mine is Joanna Brown - relation? After getting that all off my chest a couple of days ago, and my constant badgering over 24 hours (phoning every hour and then half hour until I spoke to her after calls weren't being returned). and pointing out that it was all about to collapse, she managed to get all parties happy yesterday. We're due to exchange on Monday.

    Woody69, huge congratulations on your exchange. Glad it all worked out in the end and I hope the move is a good one.

    well my update is avoid them and other online firms like the plague!:eek:

    just recieved a message saying searches are being undertaken which i apparently instructed on Tuesday by phone when i i hav'nt managed to speak to them.

    i'm definately regretting not having some kind of face to face contact available
