I am currently using conveyancing-warehouse.com (Roberts Solicitors) and so far not been too impressed.
I've phoned them about 4 times and not been able to speak to my allocated solicitor and calls have not been returned. Emails are rarely returned.
Our first mortgage offer was never received by them (apparantly) not helped probably by being sent to their other Macclesfield branch at Sunderland House. Computer generated address problem on our building society's behalf.
But it's really just lack of communication which is a touch irksome.0 -
Always tickles me how tight people are when it comes to something as the legalities around a home purchase.
Ask yourself a question; Could you work for less than you do now? No. So how do you expect a Law firm to?
There must be a compromise somewhere and I think you will find in time that the compromise is attention to detail.

If Im buying an expensive property Im more than happy to pay an extra £300 to get it done methodically by a LOCAL lawyer who will have experience of local difficulties and issues.0 -
we are dealing with conveyancing warehouse-roberts solicitors (im based in manchester so its kind of local for me). We are waiting for searches to come through and if all goes well, hopefully move in about 3 weeks
We havent spoken to my actual solicitor at all. BUT, everytime i have rang, i have had my questions answered. I think the communication is ok-but then again we are in no chain and neither is the vendor-so pretty straightforward.
I dont see the urgency to speak to the sol if my questions are being answered by (i think th elegal assistant?) and the work is being done-after all its mostly paperwork.

Is there a gaurantee that a local solicitor is going to be any better? Is choosing a local solicitor any easier? No. It is not down to being "tight!"
I used conveyancing warehouse on the basis the reviews were very good. I guess I've been a little unlucky with who I've been allocated. Being a 1st time buyer in this current climate I'm going to try and make as many savings as possible.
I have no chain, so it really shouldn't be too complicated.0 -
I'm also dealing with these guys and have no complaints thus far. Emails responded to and phone calls answered. I have spoken to the solictor no problem.
EVERY firm will have happy and not so happy customers but thats just life. If we were all the same it would be so boring.
Happy money saving or not as the case maybe.0 -

I'm using these at the moment as FTB with no chain. I found their service was good at the start but now as they are dragging their heals over the searches and I'm getting fobbed off on the phone.
Every time I phone now my advisor is either "away from her desk" or "on the other line right now" and I get the promise of a call back, whcih never happens.
My opinion of them is rapidly going down hill :mad:0 -
We have completed a few weeks now and used them for sale and purchase. At first we couldn't fault them. Phone calls were returned and e-mails answered promptly. Towards the end though was a different matter. Our Sol, Emma Brown, more than once sent us paperwork that had to be back with her within 2 days for both exchange and completion.
At the end of it all (once they had been paid) she lied twice about sending our statement of account and only when hubby gave her assistant an earful and demanded to speak to the manager did the statement arrive in his e-mail box 10 minutes later :rolleyes:
If we ever moved again....which we plan not to.....we wouldn't use the conveyancing warehouse again. I wouldn't recommend them to anyone either.:heart2: Love isn't finding someone you can live with. It's finding someone you can't live without :heart2:0 -

We had this alot towards the end. In the end if my sol wasn't available or was away from her desk :rolleyes: I called back every 15 minutes until I got to speak to her. It didn't take long for them to realise I wasn't going to let them ignore me. Keep bugging them, after all its your hard earned money they are getting at the end of it.:heart2: Love isn't finding someone you can live with. When I used them last year Emma Brown wasn't even a solicitor. She is just a legal assistant I thought.
Places like this have one solicitor for about 100 cases. The legal assistants deal with the main work and consult the solicitor when needed. This is fine for most situations as conveyancing is not that complicated, but for any unusual circumstances a solicitor might be needed. Hence why their charging structure adds on more for special circumstances.
Might sound worrying, but you do get what you pay for and this is how they manage to under cut everyone else. I found them ok and everything went through ok and timely.0
