Extra charges for me were for exchange and completion within 7 days (for the supposed extra work). I'm guessing it's the same amount of work done slightly quicker. To be fair, it does take them around 7 days to respond to a phone message (they don't answer) or email.
Also, I had an extra fee because I had bought my own freehold and it somehow wasn't attached to the property. This was flagged up late in the day and I asked other solicitors who said that they would not charge extra for this.0 -
I made a huge mistake in dealing with Conveyancing Warehouse or Quality Solicitors Roberts Crossley who they actually are.
The are rude, ambiguous, vague and non commital and difficult.
The hardly ever answer emails, over charge you without asking and never answer voicemails.
They want £85 plus vat to expedite your file ahead of the queue meaning that there are tiers of treatement to clients and your case can sit with them for six months and nothing being achieved.
They were obviously irriated with me once I decided to nudge them along and asked me to stop calling.
I question whether or not they breaching any of the law society covenants to which they are bound.
Watch out for the reviews on Feefo as Conveyancing Warehouse actually nominate who is allowed to provide feedback. This makes feefo a bit of a joke.
Other review sites on the web include this is macclesfield but is basically a free advertising platform for QSRC.
There are other reviews on the web where the same people have left multiple positive reviews of the same text. Another marketing SCAM.

The company I used are actually called quality solicitors roberts crossley, but have a slick website called conveyancing warehouse...they are total and utter rip off merchants who charged me more than double the initial quote of £750 for a simple leasehold. Yes thats right, they charged me over £1600!!!
Avoid companies like this, and especially QSRC in macclesfield (conveyancing warehouse)...they lure you in with an attractive quote then hammer you with add ons. And the best part is, they refused my right to review them on feefo! Their "independent" review score therefore is a complete fabrication as they pick and choose who they allow to leave feedback
Disgusting, arrogant and ignorant company...PLEASE AVOID IF YOU DONT WANT TO BE RIPPED OFF0 -
I used Roberts Crossley around 4/5 years ago and they were not great then but I foolishly used them again for the purchase of a new house and also a lease extension for my flat. It has been quite possibly the most stressful time of my life! It has now been ONE YEAR since my lease extension process started and it still remains incomplete but me £7000 out of pocket (I paid for the extension last year!). I have had to constantly chase to which I get no response for weeks at a time, I continue to chase and still nothing. I eventually had to find out the email addresses of the directors of the company and contact them. One responded, one didn't even bother. Even after this, I AM STILL WAITING. I sent an email to the solicitor on 22nd June asking AGAIN what was happening, it is now 18th July and guess what, NO REPLY!! These people are USELESS. PLEASE AVOID. Really horrible service and has caused me so much distress. NEVER EVER AGAIN.0
