Hi...can't remember if I mentioned it but we've served our sentences and are now living in Kent...all I'll say is the IOW isn't for everyone;) Good luck with the sale.

I am currently using conveyancing warehouse aka Roberts Solicitors of Macclesfield and would NOT recommend them to anyone. The delays and lost documents are not worth the saving! I would not use them again. Still waiting to exchange and sold my house in the summer!0

I too am in the middle of the sale of my property with conveyancing warehouse (Roberts Solicitors). I chose them on the basis of the early posts made in this thread that were generally positive. That was a mistake. I am so appalled at the lack of service that I have now instructed a firm of local solicitors to deal with the purchase of our new property preferring to spend the extra £400 or so that this costs rather than let CW hold things up.
To date I have sent CW 7 emails and made 5 telephone calls to them and have never received a reply to any email and have only ever managed to speak to an assistant on the phone who tells me I need to speak to the solicitor who will ring back but never has!
At this point in time I am so fed up with CW I am even considering de-instructing them at this critical phase in the process and passing the work onto the local solicitors because they at least answer your calls and emails and seem to be professional - everything, in fact, CW appear not to be.0 -

Roberts Solicitors - through Conveyancing Warehouse
well they have been a complete nightmare for us
I would not recommend them - it seems like they are totally out of their depth as our property purchase has both a freehold and a leasehold title and the boundaries do not match.
Also of the 11 documents we have sent them through the post they have not received 4 of them. The same goes for information sent by the vendors solicitors.
Either Royal Mail have a 40% failure rate in that area or something is going wrong internally with processing the received mail.0 -
Hmmm... well you may have seen my name from posts dating back to 2006... singing the praises of Roberts Solicitors, back then I had someone dealing with my move called Emma... she was very helpful although forever seemed to be chasing around and not getting information from others in the chain.... I wonder now if that was really the case.
We were under a lot of pressure to move from my vendors and their estate agent said that he felt that Roberts and specifically Emma were doing everything they could, my own estate agents said much the same so it seemed that my buyers solitors and issues further down the chain were the problem.
Suffice to say we did not move, luckily we didn't loose much cash and too be honest in a way I'm sort of glad... on the one hand we would have had the house that suited our needs but I'd have mortgage 3 times the amount of the one I have now (reassuring in the current financial climate).
So anyway I guess I'll never know whether Roberts were mostly to blame... however as one of those that recommended Roberts I am very sorry for all the problems that have since surfaced.0 -

I don't have any brief for conveyancing "factories" in general, but you do have to be fair. If Emma provided the last poster with a good service, may be it is variable, and some people have had good experiences. Also Wayne Roberts has at least come on the site and seems to be prepared to deal with issues and in my book he gets a browny point for that.RICHARD WEBSTER

I have seen this thread regarding conveyancing warehouse aka Roberts Solicitors and have noticed both good and bad experiences with the company. I have decided to take up the company though due to the price that they seem to charge and the simplicity of my move. I am a first time buyer buying a repo, so this solicitor will be dealing directly with the banks solicitor who own the property currently, so there will be no other groups of people to blame if something goes wrong. I have taken the expediated version of the service (+£85) as I need this done in 21-28days (not yet set by the bank). Total basic service cost is £400 ish (£500 less than my locals)
So far I have used the online messaging service (bit like msn), the email and telephone services, and all 3 were very well manned and immediately responded to (by the same person). I have received the forms to sign in the post next day with no errors. I have received a direct line for my solicitors assistant and a name of my solicitor. Dispite the name conveyancy warehouse, I gather that this is a very small (family?) organisation.
If there are any problems, I will let you know.
Also as an aside, I did let conveyancy warehouse know that I would be leaving this thread, so hopefully they will view this a good advertisement if they do the job well!
