I used conveyancing warehouse on the basis the reviews were very good. course they were :rotfl:I guess I've been a little unlucky with who I've been allocated. bet they are not a 'solicitor' Being a 1st time buyer in this current climate I'm going to try and make as many savings as possible. inlcuding getting the job done properly...so you don't mind problems on resale or once you move in, but hey the deal was cheap...why not ask for the cleaner at the establishment, they'd be even cheaper
I have no chain, so it really shouldn't be too complicated. oh famous last words....

It seems roberts and this warehouse are one and the same.
Lots of warnings not to touch them have been posted across the net and on here (since 2007).
2006 reviews were ok, but from 2007 on beware!

I received quote and paperwork for my housesale, sent all info back NEXT day recorded delivery...waited 2 days - didnt hear anything. Called / Emailed ...left messages nothing. I assumed all was ok and they would contact me...only to find out after 3 weeks they had done absolutely nothing !! I called again and emailed demanding someone return my call... to get a half hearted apology that nothing had been done. I was astounded they even admitted they had done nothing. I had no choice but to change solicitor at such a late stage.
I requested all my id back, and they never even addressed it to the correct person when they sent it back. Just awful avoid at all costs.
I was due to use them for my house purchase also...but after 4 requests they still never sent the paperwork for that - I should have read the signs then.

We recently used the Conveyancing Warehouse to act as the solicitors in the selling of our house. We had some reservations but having done our research and followed threads such as the one on this forum we felt that, as our situation was relatively simple i.e. we were selling and then moving out to rent, we would take a chance and use the service provided by Roberts Solicitors of Maccelsfield.
Our one reservation was that we had a definite time frame (three and a half months), beyond which the sale would fall through. However, we felt that this was more than enough time to complete the process.
In the end the house sale did go through but it was rather fraugt and stressful towards the end as delays meant that we completed 3 days before the deadline. Not all problems were caused by the fact that we'd used an online solicitors based in a part of the country remote from us, but it definitely didn't help.
Our two main issues are as follows:- The firm was slow and unreliable in their correspondance. We had to do a lot of chasing and pushing to get an answer to our questions and we feel as though our perseverence alone ensured the sale went through on time. The firm's answer phones inform you that they will get back to you with in 3 hours... they managed that once.
- The final bill was £200 more than the initial estimate. We could not refute the additional charges as they were all completely bona fide. However, it was the nature of the way it was presented that leaves a nasty taste in the mouth. If the solicitor had taken the time to inform us of some of the minor issues that were cropping up along the way then we would have had no argument when presented with the final bill. However, we were annoyed to be suddenly thrown a vastly inflated financial demand with no prior warning, particularly when one considers the sheer effort it had taken on our part to complete the process.

I am currently using Conveyancing Warehouse (Roberts) for my first time purchase and I am almost at completion, just got the invoice and I am very shocked. My original solicitor sent me a quote which was high so I looked on here and found these guys, their estimate was £300 lower than my original so I chose to go with them. Each time I called for an update I was usually told they hadn't received information and that they will call me when they do (not chase the information up) and was often met with a frosty reception. The priocess took ages and when the bill came it was £455 higher than the estimate. I was presented with scans of forms they had sent me, one of which had a computerised tick in one of the searches box which you are meant to remove if you don't want it, how are you supposed to do that? Me and my partner have now got to the end of our tether and are going to have to find the extra money from somewhere. They are not cheap as they pretend to be and they DO NOT warn you if costs are going to be higher than your estimate, as their website says they do. I want my transaction over and done with so I never have to deal with these again. If you have any invoice queries, forget it, they don't care, they just want your money. Avoid.0

I used conveyancing warehouse many years ago (2004?). They were very good then. I've recommended them since. Several friends who have used them have been a bit dismissive of my advice after using them. I put that down to it probably being an issue with the other parties solicitors rather than conveyancing warehouse. However, currently using them again myself, and find it's a very poor service offered by conveyancing warehouse. You live and learn...0

I also used Roberts Crossley AKA Conveyancing warehouse recently. Initial quote was excellent. During my sale they asked me to approve one extra charge which I did. Throughout they only responded (slowly) to selected emails, virtually never answered the phone or voicemail messages and my estimated final bill had an additional unexpected £190 (plus VAT) charge and £45 extra fees for exchange and completion within 7 days.
Although the latter charges were dropped after a compliant, I was very disappointed having read good reviews on here.
Very poor service and extra hidden charges... Avoid!!!0 -
Unfortunately I echo Tarquin's experience with Roberts Crossley/ Conveyancing Warehouse and advise people to avoid.
I used them back in 2008 when they were just Roberts Solicitors and they seemed very good at communication and efficient. On that grounds I decided to use them again for this move (sale and purchase) and really wish I hadn't.
Emails go left unanswered, progress in the case is very slow.. when leaving a voicemail message the recorded message states that they will get back to existing clients within 3 hours, this often doesn't happen (during office hours, I don't expect this out of hours), and if you do get through on the phone you only ever get to speak to the solicitors secretary, to date I haven't spoken to the solicitor at all who is dealing with my file.
The info you get told is then often contradicted by requests for information emailed from the solicitor slowing down the whole process.
I've been told for the past 3 weeks that my file is going through the final checks, to be fair others in the chain have slowed the process but all I ask for is communication from my solicitor and honest updates. I haven't been hounding them all the time but maybe I should. I've now been told that exchange should 'hopefully' take place this week so watch this space. I won't hold my breath though..
Depending on how things progress over the next couple of days I'm seriously considering complaining to the legal ombudsman about the service received. They need to understand that you put your life on hold whilst moving house so any delays and being kept in the dark just adds to the stresses and strains. My legal work started in August and we are hoping to exchange imminently.
I will not use them again, I suppose you get what you pay for!!0 -
What were the extra charges for people are posting about that they weren't expecting?
We've just had a bill from Roberts Crossley that doesn't seem to add up with what we were expecting to pay. Only reading the bill on my phone for now so need to have a proper look on my laptop later but it looks about £500 more than what we were expecting to pay.0
