Sarah is out of the office until tomorrow. I phoned earlier today and left two messages for her to ring me back she did not. I rang after lunch and was told she had left for the day. I demanded to speak to someone about my case and I was put through to a lady called Anne, who was helpful.
So if you are waiting for Sarah to call you back I wouldn't hold your breath. - Sorry for the bad news.
I must admit at first they were very good but now getting closer to completion they seem to be less interested. We are apparently looking to complete next week (6th July). We haven't even exchanged yet. I am not very hopeful.0 -
just to update everyone re our experiences with CW.
Thought everything was going fine until today!
we are near completion. just been told TODAY that they house does not have building regulations (the vendor is paying the indemnity insurance though).
Now i dont know what the impact of this is but im sure i'll find out.
The other thing-when i went onto the CW site-i was quoted £601 for a purchase. Got an invoice through today. £757!
Now that is £150 difference. I dont get it. When i compare the website prices with the invoice-everything seems to have gone up-the legal fees, search fees, land registry fees etc. But there is a disbursements VAt exempt fee-what the hell is that and why was this not included in the quote??! Im not impressed-its £194!
what do i do? i ws under the impression that i would be paying £601 because thats what i was quoted and i double checked that with them when i rang.

Changing tack slightly, I went with easylawyers.co.uk. They then pass the work on to Dickinson Dees in Newcastle.
I've had the same 2 names for my transfer of equity all the way through and they have always responded to letters and e-mails. I don't get the chance to use the phone much during the day hence the use of an internet rather than locally based firm.
We are due to complete on Thursday and the whole process has taken just under 8 weeks (mainly due to the current lenders slowing things up)
Obviously it hasn't gone through yet but will post to confirm as their final bill in the completion statement was exactly what they quoted but it was a straight forward transaction I guess0 -
anyone used Econveyancers? in particular Keith Allen at binnion lindsay solicitors in Worcestshire?0

We done a purchase and sale with conveyancing warehouse and took about 9-10 weeks. Would have been sooner had our buyers not ran into problems.
Alot of things can crop up during the process, some purchases/sales can be done in 6 weeks or less, others can drag on for a few months. Ideally the shorter the chain the better IMO.:heart2: Love isn't finding someone you can live with. It's finding someone you can't live without :heart2:0 -

can't decided the best approach to get them working properly - have a massive go at them or harass them daily? The saddest thing is that judging by this thread they are probably used to both these tactics by now!
guess i'll have a 'chat' with sarah bushell if no improvements it will be the Legal Complaints Service
i just hope some of the posters above thinking about using online conveyancing have got the message from this thread that the distress caused is not worth a few hundred quid0 -
to be fair-CW have been very efficient-although I havent spoken to my solicitor AT ALL, the assistant is just as helpful.
They have always been quite professional, although i do feel they try and fob you off sometimes e.g. if you want to speak to someone they are 'away from their desk'-heard that one a few times now. but i certainly wouldnt say it was stressful or hard work dealing with them-the opposite really. i got a bit stressed yesterday cos the quote and the actual invoice was quite different but that was due to additional searches carried. But I'm ok today as we got thecompletion date! Yay!
We instructed them on the 18th April and complete 4th July (hopefully).
And that was us taking our time. We certainly didnt rush, but then again as soon as documents came through the door, they were sent completed in the nexet couple of days.

yasmin02 think you will be fine, although did you read this thread before instructing them?
buying a share of freehold flat should be straight forward.
the general consensus from this thread is that CW can be a bit slow more than anything...hassle them everyday to drive the process forward and to make sure they are doing things correctly (although you would probably have to do this with any solicitor you choose!)0 -
I have to take it all back. I was worried with completion date looming and no exchange. But they have pulled it through. Completion for next Friday a total of 12 weeks.
I will let you know if the final bill is different to what we expected.
We had more problems with the sellers solicitors than ours, who is local and an absolute nightmare.
People in Bristol never use Mr Prout in St Nicholas Market - he is horrendous the whole chain probably could have been completed in 5 weeks had he not taken 7 weeks to issue contract paperwork.
Anyway hope all your moves get sorted and go through hassle free..0
