I am over the water from you in Rainhill nr Prescot and aiming to move to Southport when I eventually sell. Not a great deal of movement here really and mine is probably a third time buyer home so I suppose until the smaller ones move mine wont either. I have said I will move into rented as soon as I get a buyer so I suppose I can advertise as no chain , and I am downsizing into what is probably a first time buer home so hopefully I should have a good choice , sadly I have a big mortgage as I had to buy my ridiculous ex out and I can see my deposit dwindling away , but I am trying to be positive and hope my change of agent will do the trick

You're in exactly the same position we were in about 3 months ago. Honest to god, don't lose hope - ours went back on the market too and hearing from a friend about the 'sold' sign coming down and seeing it go back for sale on RM was heartbreaking. But it came good in the end, though it was tough going.
The amount of people who said to me 'these things happen for a reason' and I could have smacked each and every one of them in the gob with a wet fish when they said it!:o But it turned out to be true.
Do you mean your property is property of the week, or your purchase? Whats the chances of someone jumping in to buy the one you want, if it has been on the market a year, huh? I bet not high!;)
Has anyone though of paying for an enhanced listing on globrix? We paid a tenner for a 2 week promotion and we got loads of click throughs, I know thats what your EA is there to do and what you are paying for but it was the control freak in me again which felt like I needed to be doing something....:o

I don't think the EAs use Globbrix, I've never heard of it.
Our purchase is still showing SSTC on RM, which is helping me breathe a little easier. I know what you mean about it being on the market a year, and it is quite scruffy inside (Hubby is great at DIY and decorating). He thinks this scruffiness puts lots off as he thinks a lot of people want a property done up nad ready to move into, or one that needs lots of renovation. I don't know

we've had our house up since february and had a viewing on saturday. the couple seemed really keen and im so hoping they put in an offer. its the second time we've had it on the market and we need the space. We initially looked at part exchange but the builders of the new house offered us peanuts for ours so we literally couldnt afford to move. Ive seen many nice houses on the internet and i think im going to start making appointments to look around a few - not to be a pain and a time waster or because i have nothing better to do but if these people do come back with an offer i dont want to feel rushed into buying a house for the sake of it, i want it to be a house me and my family love.

oneeye, you have made your point clear, Its up to each individual vendor if they want to accept viewings from non procedable buyers, or not. No one makes them accept the viewings.
Just given notice to second lot of EA, bit cross with them as I only changed (with a much higher fee, as they were supposed to be open on sundays and bank holidays, but they have been closing!)
So now the option is whether to give HN a whirl and try to save a lot of money, most of my viewings seem to have come from RM rarther than any pro active markerting on the EA front. Or try a new agency that has just started up that are charging 0.7% which is very reasonable, and who also advertise or will do on RM. The agency is quite some distance, but again, they will advertise in the local press.

Hi all
Little update our house is now off the market SSTC
The couple were so worried that another person would come in a and offer on our house that they were with there bank first thing friday doing the mortgage application and getting all there paper work sorted out, despite the fact they were burying her mother in the afternoonShe is also 5m pg and desperate to be in the house before her due date so i cancelled all other viewings even tho no survey is booked yet. I have a heart and i couldnt put her under more stress.
We have been to see a house that we have been watching for 8m as it was our front runner and came away very deflated. It was the only one on our list that on paper matched everything we need. It was damp needed new double glazing, central heating. the flat roof on the extension needs taking off an re doing. There is a monster of a garage / shack at the back of the garden that needs pulling down as its not safe and to top it off the "loft room" is soooo unsafe it need completley ripping apart and re doing.
I really dont know what we will do as i cant find anything that even slighty jumps out at me.
Ive rang 4 local ea's up to get a few property details and i was shocked at how 3 of them didnt offer to put me on their mailing lists or send me details of other properties they thought i might be interested... infact 1 of them just too my number to call me back ... way for it ..... somethime this week !!! i thought procedable buyers were gold dust yet i felt like they couldnt care less.
Going to have a read through the rest on the thread now
