This is a very very good point of which you all need to take note.
Agents often do NOT make use of their software/computerised records and do NOT send other stuff and do NOT put you on a mailing list. Gawd knows why as it is totally beyond me.
So the moral of the story is yes !!!!! about the agent - they deserve it - but you need to treat searching for your next house like a military excercise. As much as it may be annoying you WILL need to phone all the likely agents on a regular basis. As I say isn't it so annoying to have to do that but those that do will stand a better chance than those that don't.
We used to get those looking say: -
Do you have a mailing list?
Will you contact me again?
When they asked these questions we used to think WHY but now I know as there are obviously a lot of bone idle ones out there.
P.S. You would think after so many posts I would have a signature so just managed to sort it!!!!!!!!A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0 -
Woohoo Charlotte, well done you, sounds like they are serious buyers, I do hope it all goes through smoothly for you. After all that time, then 2 offers all at once!
Has your agent checked their finances out?
Thanks Pawpurrs,
All their finances have been checked they have a 25k dep other savings to cover legal etc costs and he is a manager for a very posh expensive car company and she is a teacher ( god knows why they have chosen my house lol ) they are only using his earnings to get a mortgage so it is easily within their budget.
I really hope you get some good news to Pawpurrs it must be your turn now.

Hi everyone
Have finally finished reading through this and part one of this thread – and would like to join in!
I bought my house (in Wales) in 2007, and then met OH… who lives near my parents in London. OH moved in with me in Wales and was really unhappy (too rural for him). So I moved back in with my parents. OH and I have three children between us and can’t afford to move in with each other until I sell my house and he gets a job… talk about terrible timing…
The house is on market as of today. I bought it as a fixer upper for £115k, and have done a lot on it, but it still needs work. Have put it on market at £110k with a view to accepting anything over £100k (this will just cover my outstanding mortgage – I’m already resigned to the £20k I put down being gone).
Honestly I just want it gone now so we can rent somewhere, but I have a feeling it could take ages, it’s in South West nowhere in Wales, and although the area is beautiful, its not massively populated and houses have always moved slowly there anyway.
Still trying to stay positive, because at least it’s finally on the market!LittleMissInDebt0 -
Welcome littlemiss, make yourself right at home, pull up a chair, grab a coffee
Well done on reading all that thread
You never know you could get Lucky, it only takes one person, and sunds like your being realistic, in price.
Well I have spoken to this new agent in town, and they are popping around in an hour.Pawpurrs x0 -
oneeye, you have made your point clear, Its up to each individual vendor if they want to accept viewings from non procedable buyers, or not. No one makes them accept the viewings.
pawpurrs i agree the problem is alot of people dont care about waisting other peoples time so dont inform them of their position before they arrange a viewing estate agents are the worst culprits of this0 -
I allways ask the agent, and my agent tells me if they are non procedable and ask if I am happy for them to come or not.Pawpurrs x0

Just given notice to second lot of EA, bit cross with them as I only changed (with a much higher fee, as they were supposed to be open on sundays and bank holidays, but they have been closing!)
So now the option is whether to give HN a whirl and try to save a lot of money, most of my viewings seem to have come from RM rarther than any pro active markerting on the EA front. Or try a new agency that has just started up that are charging 0.7% which is very reasonable, and who also advertise or will do on RM. The agency is quite some distance, but again, they will advertise in the local press.
Anyone here selling with House network?
Any one got any news? Feels to me like we will never sell, cant believe such a picture postcard, cottage has taken so long to sell.0 -
