I signed up for a 12 wk sole agency deal with my EA (just over 4 wks in) but wondered how/when I can go about moving to another one? I assume if I bring on a second EA at the moment I would have to pay them both a fee if it sold thru the 2nd one?
I doubt the first agent would be agreeable and yes you could use another but you would probably owe the first the full fee even if the second sold.
Is this the case once my initial contract term with the first bunch of incompetents is up?
The trouble is how do you know it will not be a case of 'out of the frying pan into the fire?'

Hi Toshy, will do. It depends you could ask them to go Joint sole, with one other agent, they will prob increase their commision slightly, how it works, is the commision is shared between the two agents, with the one getting the sale getting a larger %. Or you could go multi agency, then you can have as many agents as you like, winner takes all, but you get charged a much higher commision.
Alternatively normally you give 14 days notice, this can be 2 weeks before your agency agreement is due to end, meaning you can leave dead on 12 weeks. Some agents may let you go early. It could be that your agent requires more notice, check your contract.Pawpurrs x0 -

Quick update on us (and I'm catching up on everyone else too!)
We're looking at exchange and completion this Friday, or preferably excange Thursday with Friday completion. I honestly can't believe this could be it and I'm madly hoping we don't fall at the last hurdle, though I have checked everything within my control out so here's hoping....
My advice for anyone going through, or about to go through this is: remind the 'professionals' you are there - I was ever so chuffed a week last Wednesday (the day we moved out of our old property!) to learn our solicitor had received contracts from the sellers solicitor, and I was happy to let her sort things out and let her get on with it - until I called for an update the following Monday to find she seemingly hadn't even looked at the file since receiving the contracts, and it was only after a couple of desperate phone calls from me she discovered some things (ie, the HIP!) were missing on the Tuesday!! Since then I've made her give me step by step what is going to happen, by which date, what are we waiting for, and then what? And it seems to have a) given me the control that I needed to feel less anxious and b) helped her get her a**e into gear!;)
I also found that once I started speaking to the seller directly and 'cut out the middlemen', such as solicitors and EA's, things moved much, much quicker, presumably because we both want a positive outcome sooner rather than later and were both willing to keep on the blower and chase things up.
I'll probably be offline from Friday for a while until we can get reconnected, but I'll be here until then, and I hope everyone gets some good news soon.

We told our other EA today that the sale has fallen through and they have made our property available again. They have also put enlarged pics up and put it as 'Property of the Week'. Not sure what difference this will make though.
I feel so deflated and and very depressed. I just don't want to loose our purchase. The EA who sold ours were also the same EA (different branch) who acted for the vendors of the house we offered on. They seem to think that these vendors may wait an agreed time (they mentioned 8 weeks), for us to find another buyer. I've not heard of this happening before. Though this house was on the market a year before we offered. (We know this as the EA photos had the flowing cherry in flower and it only flowered this year between our first and second viewing!)
Anyway, some positive buyer vibes would be greatly appreciated.

Phone call from EA today re viewing at weekend. Could not get a feel for what they thought of property as they were looking at several over weekend. Although I went down there late this afternoon to cut grass & as I pulled up there was a car parked outside & it was someone for a 2nd viewing. Not sure if it was the 1 from Saturday or from last week, EA will phone me tomorrow as she had got to rush off for another appointment.
There is another viewing booked for tomorrow although they are not in a position to proceed, not sure why. Quite happy for them to look anyway as house is empty so does not cause me any problems.0 -

You're in exactly the same position we were in about 3 months ago. Honest to god, don't lose hope - ours went back on the market too and hearing from a friend about the 'sold' sign coming down and seeing it go back for sale on RM was heartbreaking. But it came good in the end, though it was tough going.
The amount of people who said to me 'these things happen for a reason' and I could have smacked each and every one of them in the gob with a wet fish when they said it!:o But it turned out to be true.
Do you mean your property is property of the week, or your purchase? Whats the chances of someone jumping in to buy the one you want, if it has been on the market a year, huh? I bet not high!;)
Has anyone though of paying for an enhanced listing on globrix? We paid a tenner for a 2 week promotion and we got loads of click throughs, I know thats what your EA is there to do and what you are paying for but it was the control freak in me again which felt like I needed to be doing something....:o0 -

we've had our house up since february and had a viewing on saturday. the couple seemed really keen and im so hoping they put in an offer. its the second time we've had it on the market and we need the space. We initially looked at part exchange but the builders of the new house offered us peanuts for ours so we literally couldnt afford to move. Ive seen many nice houses on the internet and i think im going to start making appointments to look around a few - not to be a pain and a time waster or because i have nothing better to do but if these people do come back with an offer i dont want to feel rushed into buying a house for the sake of it, i want it to be a house me and my family love.

Going to call the EA tomorrow and see if theyve had any feedback from the viewers as yet.
