    looking at houses on line is not a tire kicker its sencible.going to a viewing when you cannot buy because of whatever reason is both a tire kicker and imo inconsiderate on the seller who may be the type of seller to spend a lot of time preparing a house for a viewing only to find out " we havnt sold" yet or worse still "we havnt put ours on the market yet".now in a very bull market its slightly better but in this market its imo scandolous think about it

    I disagree entirely for the reasons i said before. Todays "tirekicker" is tomorrows buyer, i'm putting in an offer on a property tomorrow that i first saw 2 months ago when mine had just gone on the market and hadn't even had a viewer.

    In fact i lowered my asking to try to move my property quicker so i could get this particular house as we liked it so much.

    Do you think those sellers are going to be annoyed with us ? unlikely.

    My wife is the kind of seller who literally spends 8 hours cleaning up before a viewing, so i've seen both sides.

    Good luck JStallen with the offer and good luck to everyone else selling.

    I spoke to our estate agent today finally after we kept on missing each other as I was worried we hadnt heard anything about a survey. Anyway turns our as our buyer isnt having a mortgage she doesnt want a survey done so we are not to worry about that. We have just returned the contract and are waiting for some dates etc.

    We have also put our reservation fee down on a new house. Am so chuffed. It wont be ready until Oct/Nov so we are definitely moving into my sister in laws house (once we complete the sale of ours) but it will only be for a few months and I am trying to think its a small bit of pain for a long term gain.

    We managed to get £15k off the asking price off the new one along with extras such as additional tv/phone points/alarm, stainless steel kitchen stuff, garage door. Quite a bit extra so I am really pleased.

    Also turns out the house we had originally offered on has come off the market. The EA rung me earlier to apologise for the fiasco as it turns out they had no really intention of selling it anyway. Bit annoyed that it messed us about but am trying to look at it all positively.

    Just fingers and toes crossed for a smooth as possible ride for us.

    Pawpurrs - would you mind sending me the link to the private ad site please? Might as well give it a go.

    No more viewings for me as yet. Getting really dis-heartened now as it took so much out of me getting the house ready for sale. (1 view in over 4 weeks)

    I signed up for a 12 wk sole agency deal with my EA (just over 4 wks in) but wondered how/when I can go about moving to another one? I assume if I bring on a second EA at the moment I would have to pay them both a fee if it sold thru the 2nd one?

    Is this the case once my initial contract term with the first bunch of incompetents is up?
