Blimey, I thought all three of you would be partying! My viewers were a waste of time - didnt know how much the house was then were shocked when I told them, and didnt even know there were 4 bedrooms. I rang the EA to ask what price they had been told, but the manager (who made the booking) wasnt in the office. I pointed out I was told a lady ftb was coming,but it was a grown family that came - 5 of em - and it seemed to be a 20something man that was doing all of the talking. Oh well, still got Wednesday! So have not posted for a wee while. Have sacked my rubbish estate agent and have decided to go with Savills. Although a bit pricey, am very impressed with the service so far. Waiting for the photographer to come and hope to be on line in the next couple of weeks. All of the posts I have read on here seem to be regarding houses cheaper then 200k. Has anyone had any viewings on houses at a higher value or any success at houses at 300k plus or should I just give up before I start?0

I was very good and only ate one slice (ok it may look like a quarter to some....only kiddin!) I needed to do something to cheer myself up! Although I didnt think before hand they were gonna be the one (thought it strange a ftb comin to look at 4 bed but you never know...) there is always a little speck of a glimmer of hope that says 'just maybe' and when you realise that it was a real waste of time - no if buts or maybes - it is hard to deal with. I am wondering if the EA is just sending anyone round to bump up the viewing figures (up to 5 now - hopefully 6 on Wed, not bad for 9 months lol).0

Good luck for exchanging tomorrow folks. Our compromise couldnt be found as FTB unwilling to offer more so couldn't juggle figures along chain so back to square one. Sorry to hear everyone's glum news. Mine isn't quite so bad, as I know what the hold-up is now. Solicitor still expects we will still get completion by the end of the week. We didn't realise that one of our vendors is not always available to sign paperwork etc, but now we understand the situation, we're more relaxed. Apparently we have done a 'conditional exchange' today, where everyone has indicated that they're willing, even if one cannot be there physically to sign on the dotted line.
So I suppose that means we've exchanged......All a bit odd, and flat, but nothing we do is quick or straightforward! I think we'll save the alcohol for Friday.;)
54druids, the house we sold was well above £200k and so is the one we are buying. Looking at my Rightmove saved list of around 80 properties, most over £300k, about half are either sold or under offer now.

Senora, I remember how frustrating it is when you're acting as project manager, trying to co-ordinate and push along half a dozen different tradespeople. The insurers pay, but they leave it for you to sort out, which can be a bit of a steep learning curve.
Finally, kymie, it sounds like you have to take what your agents say with a pinch of salt, but a piece of cake is nicer. Shame on them!0 -

Calmspirit, goodness only knows they swear blind they have faxed them through to my soliceter who says they havent recieved them. Sigh....... It will be today for both of us, have you discussed dates yet? Is your buyer in rented? And in which case likely to be wanting a month, so she can give notice?Pawpurrs x0
