Any news from Dave or Pawpurrs?
I feel like I'm so close - buyer coming round tomorrow with builder to get some idea of how much the work he wants to do is likely to cost, but his solicitor was saying last week he was looking to exchange and complete this week!
Already said no to simultaneous exchange and completion - I'm moving into rented and need to find somewhere to live. Really frustrating, lost a great rental house last week because I've not yet exchanged and no-one will hold a property until I have (understandable, but very frustrating).
Starting to wonder how it's possible to do this move into rented - I'm asking for four weeks between exchange and completion, but I'm not even sure if that's enough - don't want to end up in a dump just because it's better than being homeless.
Oh well - plan B is storage and sleeping in someone's spare room for a few weeks I guess.

Hi, My first post on this thread, Congrats to all of you exchanging soon! It certainly gives me hope!
I can't believe how stressful it all is - we've only been on the market for a month, and we've had one person offer only to withdraw again, all in the first week. And a couple who offered twice on Friday, but when we asked if they would consider raising their offer a touch, asked for the weekend to think, and have not got back to us and not answered the EAs calls!
Can't understand why people can't be a little more straightforward and honest... Still, onwards and upwards, hopefully just a minor blip...

Sorry I didn't post yesterday. We bought a larger van, both for our business and to help with the move, then in the evening we helped someone else with a property-related problem that's also been ongoing for a couple of years! Between those two things, and in the absence of any news, we also took direct action and spoke with our vendor without 'helpful' intermediaries.
All is well, but no, we haven't exchanged yet. It looks like it might happen today. There's a number of things we've been in the dark about, thanks to our solicitor not passing messages on, but none of those matter, because our vendor's a lovely person who has stuck with us, just as we have with her, despite 'temptations' from elsewhere.
Basically, it looks as if the agent would rather someone else had the property. It's hard to know why our solicitor kept this quiet, only revealing it at the 11th hour, but let's just say it's a country area where people have had working relationships for many years. Although I come from there, I'm now an 'outsider,' but I know it was always like this. Best to say nothing and smile........;)
9wizard9, we've been there with your particular problem. I'm afraid we stamped our feet and insisted on our own way over that, and boy, were we glad that we did! This drift, which brings exchange and completion closer together is a nightmare and seems mainly driven by lazy solicitors.:rolleyes:0 -

Still no viewings arranged by the EA but i suppose its early yet as the price drop has only beein in place 48 hours. not sure how long to give it. Ive seen a property that i want to purchase but its a new build and they will only hold the reservation fee 6 weeks and its non refundable so if we dont sell the house ive lost £750. I want to sell before i pay the fee and apply for the mortgage.
I had a call yesterday from an EA called express estate agency (https://www.expressestateagency.co.uk) basically they market your house at less than market value and she said the average time frame for selling is 29 days. They only allow buyers who are in a position to proceed and complete within a 6 week timeframe and said they are selling 11 properties per week at present. Sounds too good to be true? The fees are 1.95% or £1950 + vat depending on which is greater.
Not sure really......

Now for another 5 years hard labour & living on a building site.......or maybe not. The one brilliant thing about this place is that we can spend a modest amount and make it respectable, or go for broke and turn it into something completely different.
I guess the future will depend upon many things, but fence-sitting looks good for now. It's a wonderful feeling, being liberated from taking important decisions for a while.:D0 -

As for me, got my viewing later today, just hope they turn up! House is tidy after Mondays viewing so I spent late last night re-painting the hallway to cover Demon sons 'artwork'. It brightened up the hall too,as it was a custard yellow and I've done it apricot white. It needed doing anyway, and I couldnt sleep so got on and did it.0 -

Still using 2 different solicitors even tho i was bullied into it by the sellers EA as i really dont want to risk losing the house but will be reporting them to the ombudsmen (sp) as soon as completed ( thanks for the link sorry i cant remember who posted it ). On our sale we are about to send our contract of sale back and a few other bits so aslong as there are no other issues then the next thing is setting dates. I want to move the 1st oct tho as its not possible to pack while the 4 kids are off school and that would give me 3 weeks once they have gone back i just hope my buyers are ok with this.
With our purchase, the survey was done while we were on holl and its all come back great. 1 minor issue is it states only partial DG but the details say throughtout and i dont remember seeing any non dg windows. Not a big deal tho so not worried. Our mortgage has been approved and once we have sent back a few bits to sol then it will be not far behind our sale so fingers crossed they tie in well
