    You tend to get a lot of nosy parkers on open days, those with no intention of moving, but are not embaressed to come, because its not a one to one viewing, so they can have a nose around without messing people about IYSWIM, and those that may not have viewed as they are not SSTC, but as its an open house they feel they can. Genuine buyers would view anyway if its a house that they are interested in.
    On the otherhand if its a busy open day and there are lots of people showing interest it can gee them along to making an offer. It certainley cant hurt.

    I suppose it only takes 1 person to buy it so fingers crossed I guess.

    I feel your pain Pawpurrs, so frustrating!

    Today, our solicitor says he thinks the problem is with our buyer delaying things, not the one at the bottom, but this is speculation and he'll make some calls.

    Now, I realise I am not his only client, but does anyone actually know what is going on? I here different things as to the hold up. If I ask what the problem is, they say 'oh, it's a hold up here, it's with the bottom of the chain, it's with your buyer'. When I ask if they can tell me what the actual problem is, they just say they'll make some calls and do their best for our exchange date on Thursday.

    I can't work out if I'm being paranoid and bothersome, of if my concerns are valid and I should be chasing like this. I think if I can't get real answers by Monday, just 4 days from our revised exchange date, then I'll ask for the buyers number so I can find out for myself. Is this a bad move do you think?

    The reason for the massive stress is that we're buying a repossession. The bank is happy to delay for a week but what then if we miss the revised date? Also, every day that we don't exchange, we can be gazmuped. There is a lot of interest in this house and we don't want to lose it!

    Current emergency fund: £9,197
    Current buy out/moving fund: £42,152.52 (plus equity)

    Its a horrible feeling being in limbo and having to struggle to get information, we have been in a half packed situation for about 3 weeks now.

    You are paying thrm. The least they can do is explain the specifics to you. I found the assisitant more helpful/ available than solicitor. Then, you know if there is anyone you can chase up.

    With me it was the bank who'd sat on something for 3 weeks, grrr. And i didn't know until I was very assertive with my questions.
    Debt free 4th April 2007.
    New house. Bigger mortgage. MFWB after I have my buffer cash in place.

    I'm afraid not. The exchange date is imposed by the company who have possession of the property. I'm stressed because nobody else in the chain has yet agreed to this date, they are just all 'trying their best' with no info of what's left to do or if it's a realistic exchange date. We're in limbo too, with the risk of being gazumped at any time or the owning company deciding to go elsewhere if we can't get everyone ready. My partner and I got to the point of exchange in 3 weeks. When we made the offer on this house, we were told our buyers were ready to exchange (we'd had a previous purchase fall through, the vendors decided they didn't want to move after all). My buyer has had 4 months and their buyer (who is the 2nd, they lost the first one they had when we accepted their offer) has had 8 weeks. What I can't find out is why they could exchange before and now can't, or when they might be able to.

    Nothing I can do I guess accept keep making those calls! Good luck with yours as well.

    Is it just the market making this so tough, or has it always been this way? The house we're in is the first one we bought (4 years ago) and that was a breeze. I guess we're getting ours now!

    OMG......our EAs are a bunch of idiots!!!! A viewing was booked for 5pm this evening and I vacated the property, along with my 3 children, 15 minutes before hand as per usual. I then return home after an hour to a message on the answerphone, left at 5pm, saying that the owner of the EA was at my property and could I give him a ring at home. OH wouldn't allow me to speak to him because I was so angry as I could see no one had been in the house. Apparently the girl who normally shows our house left today, and the obnoxious owner didn't think to bring keys, he was already to blame us but OH put him in his place. We now have to keep the house pristine over night as they have rescheduled for tomorrow, that's almost impossible with my brood.

    Sorry, I always seem to be ranting on this thread.

    Seems the people who had a second viewing with a builder have been scared off by the builder telling them a load of downright lies!

    Example 1 - the boiler (which we had not seen) will need to be replaced - £5000!

    Example 2 - the neighbours are having their roof completely replaced, that is why the scaffolding is up. Therefore ours must need doing!

    The boiler was replaced about ten year ago and has been Corgi serviced every year since- I was not told it needed replacing and it does not!

    The scaffolding was there so the next door couple of neighbours could repoint and check up on the chinmey, new flashing, cement etc. We got our chimney checked at the same time.

    I pointed all this out to the EA and said the viewers were welcome to talk to the neighbours specially the one who has a brother I know and trust in the building trade who knows these houses!!!

    I can accept there may be something I do not know about that needs doing and am not trying to deceive anyone. But I am fuming about the "fairy tales" the builder has been spinning!

    Hi everyone, it's been a while since I posted on here as nothing was happening with my house sale. I've been on the market since beginning of (April) so not toooo long. Finally got an offer today that I've accepted; it's lower than I wanted and, after fees etc I will be out of pocket by about £3.5 k. I think the stress is going to start now and I won't be happy until everything is signed, sealed and delivered!
    How much do I wish I had a crystal ball!!!!!!
