    Still not exchanged here, and not got to the bottom of the reason why the money for the remortgage at the bottom of the chain has not appeared, very frustrating that no one has the answers and getting very twitchy, I cant bear to think I may have to start again...........:rolleyes:

    just had my buyer round, and her mum, who amazingly said my house looked very clean :-)

    All being well, sold on friday... purchse no further forward
    Debt free 4th April 2007.
    New house. Bigger mortgage. MFWB after I have my buffer cash in place.

    Beware of people who just want to pass the time looking down their noses at people trying to sell. Market I think is starting to turn as there aren't that many properties on the market in our area and I have just sold, so stick with it. I had one posh woman tell me my house looked tired, well, not as tired as me, when she breezed in at 7pm on a friday with about half an hour notice whilst I'm trying to get the kids to bed. We've sold now, and I feel like going and sticking the sold board up her proverbial. Apparently she hasn't even got hers on the market. But of course I wish her all the best. ;)

    I so agree with you, I would never say anything negative to anyone selling it is such a stressful time. I am sure I have had all the 'sold to renters' in my area around our house who have no intention in buying but want to check on what their money will buy in the dim and distant future.
    We are lucky because last year we bought a house that needed work so did it up whilest not living in it, we have now moved in and are selling the first house, if we dont sell we will rent it but actually have no plans to be landlords and would rather sell but because I dont live there I do not feel any emotional ties to the house. Its still tedious showing people round who tut or remain silent.
    I know my house looks tired but its priced that way you cant have everything can you?

    We got our valuation from the house we're buying. Unfortunately it is below what we offered. Only just over 2% difference but the house is well into the higher stamp duty bracket so it is a sizeable amount. I have spoken to the EA and told him we don't want to pay above the valuation and have to wait until Monday to see what the vendor says. Obviously we hope she will just drop the price but we'll have to wait and see. She already has a bungalow to move into (paid cash) and has lived in the house 30 years and no mortgage. OH says that the surveyor's valuation is just a guess but I say if you don't want to take notice of what he says why did we pay £1,100 for him to survey the house?

    Was your survey for mortgage purposes because i was under the impression (from what ive read on here) that the lender will only lend what the surveyor thinks is an accurate amount for the house in its current state? Im not certain but if this is the case, surely the vendors are then obliged to reduce the house price to meet the valuation?

    One example is this : a house around the corner from ours was sold for £85000 (asking price was £89999). Mortgage valuation came back as the house being worth £75000 in current state so the vendors had to sell for this amount otherwise they would have lost their buyers.

    Like i say, im no expert im in the process of trying to sell my first house but it would seem silly for the vendors to expect you to pay over the odds.

    We have a substancial deposit, our LTV is about 20%, so the mortgage company don't care. Looking at the rebuild cost the land is worth more than the mortgage company are lending. We can afford to pay our original offer but the house is a money pit so any extra money we don't have to spend on purchase will be used to get it up to scratch. The house is in an area we aren't really familiar with so we found it very hard to work out the correct price for the property. If it were a house in our local area I'd be more confident in my own opinion and probably wouldn't be quite so concerned.

    email just in, my purchase def. fallen thourhg as my sellers needed to move into new place by a set date.
    annoyed as they are making out it is my fault when it was a delay with the title to their house. grr.

    And so I start the viewing cycle again. Don't think I can face dealing with tha bank again...but will have to..

    Sorry to hear that Emmzi, hope you find something better.
    Thanks to everyone for the kind words. I think if the lady had 6 kids and a dog,with hubby working away and only visiting occaisionally,and her house was immaculate too then she is a better person than me! Got 2 EA's coming out this week to do valuations (hoping we are still priced right) and will choose one to go with as giving current EA notice from tomorrow---Woohoo!
  • The open day went ahead yesterday and it wasn't that sucessful. I wasn't there but the EA told me that only 1 person showed up. He said they were an investment buyer and sounded quite keen. Who knows. I'm quite disappointed but I suppose 2 viewings in less than a week isn't too bad in the current market :confused:
