    thrifty, it's my purchase fell through - sale still on, just waiting for movers.

    The housekeeping doesn't end after the sale btw - my buyer came round 3 more times to measure for furniture and curtains!!! and I kept tidy so as not to scare her off!!

    :cool: Good Luck Pawpurrs, fingers crossed for today (or tomorrow!)

    We are still waiting for the insurance company to sort out the roof following the lightning strike/fire - 5 weeks now living in a chaos water damage etc not to mention living out of boxes since May.

    House on market March - sstc within 2 days Whoopie!
    1 week to exchange/completion 13th May - Buyers pull out - Boo!
    Back on market - sold again within 1 day (is our price too low???) Hurrah!
    1st July - 2 weeks exchange / completion - House struck by lightning - :eek:

    Have had 5 months of continuous stress - not sure how much more we
    can take; it would be great to hear some good news from you !!

    Ognum’s points at #915 are good. Ditto I, Geek at #916. :)

    My best tip for sellers (probably mentioned already in this many pages) is in order to be better prepared for short notice viewings, have a box (varying from a shoe box to a large plastic crate) in each room. The purpose of this is to put all the ‘remove for viewing’ stuff in it.

    So, for example, our ensuite has a box with the bath cleaning sponge, large gooey bottles of bath oil, dental floss packs, ear wax aerosol, etc, etc, sitting in the corner of the room. Thus we can find all those things easily when not showing the house. When we get a viewing we visit each room, hide the box, hoover/whatever, so job done!

    The most tedious job I find is the stainless hob and splashback in the kitchen. Can’t even boil an egg without some marks appearing there somewhere…

    Jesus, pawpurrs, would you exchange contracts already!;) I am hanging on by my last wit here. You started all of this and got us all hooked and I am waiting to crack open the Chardonnay and toast you.

    And good luck to all of you others as well. I shall stock up on bottles of wine so that I can raise a glass to you all one by one (hiccup):D

    Still not exchanged, and now people are wanting to start changing the dates again, I asked for later and told no way. Now I have run around like a mad !!!! fly to find a van at short notice, at a higher rate, as the cheaper ones were gone, rallied round friends, got my rental people to go in to a hotel, as they are not imigrating for another week, they now want to change the date.
    Oh and then my buyers incompetant soliceter starts asking more questions, and wants my signature on some forms, that are complete nonsense, even though he assured us he was ready to exchange..........

    It a shame you cant choose your buyer isnt it. We have had one person look at our house who I thought was so objectionable that even if he made an offer I wouldnt want to accept because I know everything would go wrong!
    Please tell me when I can uncross everthing because its getting difficult to walk, eat and pee ;)

    I was just thinking of asking to go back for another look at the one I'm buying, a 5 minute gander is really not a lot when you factor in the expense. I spend more time buying a pair of jeans! Besides, my GF was away when I viewed and I know she's desperate to see it despite not saying anything. I won't be backing out, I really fell for the place, but I would like another look.

    Can't say a bit of mess could get me to back out though anyway? Its a house, people live in it. I'd be suspicious if it was always like a show home, you'd start thinking they kept away as much as possible for some reason, although that could be my FTB paranoia!

    I got my offer accepted around 7pm last night, and by lunch today I'd got the mortgage agreed properly and appointed some solicitors. Want to make this as painless as possible for all involved, the vendor has never sold a place before either.
