Good luck Pawpurrs, I hope it all gets sorted out and you have good news for the weekend.
Finally found out that the delay on our exchange rests with some questions regarding the lease on our buyers property. I'm told they are straight forward (I wouldn't know, I've never bought a flat) and that as soon as they get the replies they will be ready for exchange. Famous last words! Apparently it is still possible to exchange on Thursday, but only if they get the replies today or tomorrow. I've heard nothing today so guess I'm holding out for tomorrow.
I hope everyone is telling the truth and there aren't more comlicated problems further along. We haven't even started the conversation about completion dates. With a smallish chain, I'm hoping that won't be too much of a problem.

I have a viewer tonight and someone for a second viewing tomorrow , this is the first time anyone has come back for a second lookwas beginning to think everyone must hate my house , (mind you they may do on second viewing)!!

As a buyer I gave estate agents constructive feedback. Not only do I feel it is polite but also because I felt it could be beneficial for me. It gives the agents a better idea of what I am looking for.
I agree, working out why you specifically don't like a property can help you prioritise what you do want. Saves viewing similar properties and then wondering why you can't picture yourself living there.Regarding viewing properties where rooms are too small and asking why buyers viewed. That isn't always the buyers fault.
Yep, hadn't thought of the EA's role in getting viewings. The EA would ring with the viewing and give a little background, such as, "She's buying with her sister." I guess he hadn't pictured them arguing over who gets the big bedroom with double bed, and who's in the box. When we were signed up to a mailing list we got properties mailed out that were way out of our budget, wrong city etc.I used to have my Avon turnover (sales) here. They've been removed because it's not appropriate to talk about those kinds of sales as if they're realistic for a new Rep to aim for.I signed up at the right time, right place, and was very lucky.

Good luck pawpurrs. We haven't had anything like as much hassle as you and others but we can't believe how stressful it is waiting for exchange. We thought we could proceed to exchange last week only to have our buyers' solicitors sending us 17 more questions!! The EA, who has been brilliant, reassured us they were fairly standard questions but said they should have been sent to us a couple of weeks after the offer was accepted and not the week of proposed signing and exchange. We answered 15 of the questions straight away via our solicitor but had to wait a few days to sort out the other two. We think we've provided everything so hopefully can sign and exchange later this week.
We were determined not to start packing but couldn't manage a last minute job so have begun the process, praying that everything will go through or else we'll have to unpack some things to show the house again.

So obviously we didnt exchange today, although all the funds are there and waiting. No one is explaining why people want to change the dates again, and the two in the middle are talking to each other but not to their soliceters, which is really unhelpful, lets hope that they sort themselves out tomorrow. I feel wrongly quite upset that they keep demanding what they want and then when I bend over backwards to suit they then change the goalposts again.......the world revolves round them, never mind the effort that has gone in to trying to organise things to suit them, and inconviencing other people.Pawpurrs x0

Good grief Pawpurrs - how you have managed to put up with all this
for as long as you have I really don't know.
Feels as though we are wishing our lives away with ' oh maybe, hopefully, something will happen tomorrow' (and nothing does)
No news again today on our roof repairs/sale/purchase etc etc and to add
insult to injury have had to cancel flights to our son's for 18th Aug as no way are we going to be sorted.

I just cant believe people can be so thoughtless to others, it really beggers belief, the amount of effort I have put in to cater to their demands for a completion date, only to have it thrown back in my face, and have them try and change it again, surely everyone wants to just exchange.......

Thanks everyone for the advice. Had a new EA round yesterday who is opening a new branch of a local firm and offering 0.5% rates. He was very upfront and honest,said we were on at a very good price and he would be able to sell the house very easily.......if we clear it out and put it all into storage. We have got rid of so much clutter in the last year that you wouldnt believe,and all we have left is mainly kids stuff,so although it sounds easy enough to get rid/put it in storage it means that the kids will be less amused and knowing the 3 and 5yr olds they will soon be 'drawing pictures' again on my walls! I have hidden every pen and pencil I can find as we have just finished painting again! Also Im on my own with 5 of the kids and hubby and no1 son only comes up maybe every 6 weeks or so,and bless them the kids dont get much time wiv hubby cos he has to help me do stuff. I just feel like its never going to be enough,Im never gonna sell! But this week Im gonna give the kids toys and clothes a good going through,so maybe bit by bit I may get there! By the time we sell No1 son will be ready to leave home and there will be no need to move lol (just kidding,he's only 15)0

Do you have a friend or relative who could come and give you some moral support, perhaps take the kids to the park for a picnic to give you time to do the pack up.
