    No viewers for a few weeks for me (after the initial flurry after changing agents) , so time to strip the bed and empy a few cupboards to tempt some viewers along !

    New here - trying to sell my two bedroom bungalow semi by the sea for £95k at the moment, had four viewings so far in four weeks:
    - first made a full price offer, cash in the bank, then pulled out after survey without giving reason, second time they've done it to the EA who now refuse to deal with them... possibility survey stated damp in front bedroom apparently, so I used a pro damp meter, nothing found.
    - second (local builder) made a ridiculous £65k offer, rejected by me...
    - third stated house too small...
    - fourth, awaiting reaction

    All this after two months where the house was held off the market prior to EA valuation following a £90k offer by another builder who then pulled out stating he had 'overcommitted himself'...

    Only good thing is at least I'm living in my new house already, with hefty loan from two good friends.

    On PPs behalf I think it was 17th June the offer was accepted from reading past posts. I bothered to read back because I was interested to know too. Our offer was accepted on 8th July and I'm getting impatient already!

    Sounds about right so 5 weeks ago now, three in the chain behind, only one party requiring a mortgage though, rest all cash on sale, which helps! And the first rung are not selling but gifting there house to their son, and getting a mortgage to buy on.

    After PP saying she'd called her solicitor I thought I'd call mine. We're off on holiday on Sunday so don't want anyone to think we've got cold feet if they can't get hold of us. I was told that our solicitor has received our contract and when I asked if ours had been sent to our buyer I was told no. I asked why and was told because the buyer's solicitor hasn't written to say that they are acting for the buyers. No well they wouldn't, our buyers haven't even asked who our solicitor is. Our solicitor does know who the buyers solicitor is so they could have contacted them. They know it's a private sale and so there's no EA to do the sales particulars so if there's anything they need us to do they just have to say. Anyway we'll probably get home to queries from the buyers solicitor now.

    I knew my solicitor wasn't the fastest but thought better the devil you know etc. I can see this may take some time! I called the EA to find out if the surveyor had been in contact to arrange an appointment as the survey is supposed to be done this week. They haven't heard anything so not sure what's going on there. There are only two houses involved, the one we're in and the one we'd like to be in so it shouldn't be a long job. Our buyer is a cash buyer and we have our AIP subject to valuation.

    Who wants to guess how long it'll take? I'd like to be in before the start of the new academic year.

    My buyer hadnt instructed her soliceter properley for the first two weeks, so all the work has been done in the last three weeks.

    I will get my 15 month old to run riot around the house and that should get my EA's asking if I can do a last minute viewing in half an hour!

    I am so annoyed tonight. I cannot believe someone would be so mean as to ask us how soon we think things will be moving, tell us how our house is "ready for them to move into", ask us about the house we are (were) buying, as well as making last minute arrangements to come round when they know we have the two small rug rats.

    I cant force someone to buy my house, but I can surely expect better than being told its not the house for them after 5 viewings. I wouldnt even put an offer in if a house wasnt for me, never mind get as far as surveys and solicitors.

    Sorry myabe I should have said something else as well, as this is the first time I have posted on this thread. I have however, been watching it for a long while and although I don't yet have any expeirience of what you are going though I do sympathise, and really don't want to get into your position.

    Our house is SSTC with our 2nd viewer (1st day to market), but we are a long way off yet, so not taking anything for granted.

    I really hope that you rbuyer is not pulling out pawpurrs and that it's just something that can be sorted out.
