Sorry to hear about your buyer Thrifty. It sounds like she just got cold feet.

Our buyer is happy with our survey. I am curious to know what the surveyor valued it at though as she has just put her chalet bungalow on the market for £100k less than we are selling ours for. Hers is a semi and ours detached. Hers is 70s build and ours is 30s. Ours is immaculate throughout her kitchen is 10 years old but the rest of the house is lovely apart from that (looking on RM). Our gardens are the same length but ours is about 15ft wider, both south facing though as she only lives a 1 minute walk away in the same road. Hers is slightly smaller downstairs and only 2 bedrooms and no bathroom upstairs we have 4 good doubles, ensuite and bathroom. Fortunately she doesn't need to sell to buy ours so I guess I should just be glad to have an easy buyer.

The survey on the house we'd like to buy is being done next week and we are expecting a long list of repairs but hopefully none will be surprises.

I hope they will increase but dont think they will. They told me they had received an offer 8k less on theirs, so I was a bit shocked they offered nearly 20k less on mine, but I think they were looking at cheaper houses and mine was the most expensive they had looked at (why werent there any 4 beds under 130 when I was lookin lol).

Well, I'm amazed... had a viewer last Thursday, they offered 10% below asking price, which was turned down, as we'd had a better one. They have come back today with an offer at the full asking price! They live only round the corner from us so know and like the area well, but even the EA seemed quite surprised and said well it will depend on the survey, they may try and reduce the price later etc. etc.
For every complex problem there is an answer that is clear, simple and wrong.

Can I join this thread as well please? I'm having to sell a bungalow in Cornwall, as executor of my dad's will (horrible time!) It doesn't help at all that we live 5 hours drive away, and so are completely reliant on the EA down there. So far I'm still waiting for the HIP to be completed, as the EA can't print the details without the pointless little graphs.

At least I suppose the house is chain-free, which might help.

In limbo at the moment, all feels a bit unreal - is that normal?

    Good luck to all

Still not heard anything here, my buyers soliceters are very slow, unlike mine who are lighting fast. So its all at a snails pace, with their useless soliceter, rang the EA who passed it on to someone else who was supposed to call me back this afternoon, but needless to say didnt.
Just hope its not all going to go pete tong again!
I would really like to start talking dates this week. Sigh.......

I'm thinking, as a ftb, that if and when I see a house that I want to put a offer on whether it would be a good idea to ask the vendor who their solictior is, if I went with the same solicitor it should narrow the time scale down.

    Good idea?
