We are still on with the EA at the mo, and will go to a new agents as I cant afford to pay for adverts on Rightmove etc. I am using Tepilo as an extra. If on the chance we get anyone through it that offers etc I will read the EA's fine print but doubt they will be entitled to any fees as the buyer wouldnt have had any contact with them. I didnt use any of the EA's photos or wording on Tepilo, so they would have nothing to do with it.0

the plot we want is as good as gone according to the builder today and we still have no decent offers on this.....

we went on the market last april for 175,000 agent said 180,000,then down to 159000 then 149000 .about 30 or so viewings quite a few second viewings and a couple of thirds.today we have had an offerof 1400000 which we were tempted but have said no thanx to hopefully they will come back we will take 145000 which is 7000 less than we bought it for in jan 06 plus we have spent quite a bit on it so heres hoping you never no0

Grr - supposed to exchange today but our buyers deposit was only £2,900 (1%) and the house we are buying were expecting the full 10% on theirs - a difference of many thousands! We've been asked to top up the deposit - as our buyers have no more money - their FA seems to have lied to our EA about it - rather cross that we have to take our money out of savings to top up this deposit and rather more nervous in case there are other things the FA hasn't told the EA.....Our buyers won't talk to us directly btw so we can't even ring them up and ask them what they are playing at, much as I'd like to!!0

good luck from me also oneeyed1. Sandra you have just scared me. Here was I longing for a viewer, let alone a buyer but reading your post that is only the first nightmare to contend with ( and they wonder why it is stressful selling a house eh!) Good luck with your sale.
As for me - well the agent got the boot this morning, said he was going to check the 6 mystery shopping calls we had made, as they record them (thought that was illegal if they did not inform the caller) Turns out he only checked 2 of them. Said there was ambiguity - I'll say, when 1 of the calls he was checking was actually an email. He just told a pack of lies and i don't think they even recorded the calls, even said in this market they had to be selective and sort out the wheat from the chaff as it were - should they not be sending brochures to all who want one not just who they think will be a potential sale. People like him give EAs a bad name. Just have to hope we can get our money back as he promised. So now i have to start again with finding an ES. If Chickmug is watching this and wants a giggle I will send him the file for his expert opinion.Smile though your bank is breaking:)0 -
Blimey 6 calls druids Lol! Well I am a mystery shopper and used to be an agent, and I do a lot of agents now, as well as FAs. It can make you laugh! The ones on camera especially.
Spoke to my agent yesterday, things are progressing at a snails pace, but the only person in the chain that requires a mortgage has their offer, so thats a good sign. Waiting on slow soliceters now, if only they were all as efficent as mine, if I send him an email, no word of a lie, he replies in under a minute! Even on weekends! But as good as he is, he is still held up by the inefficency of the rest of them!Pawpurrs x0 -

If only my solicitors were as good as yours pawpurrs, I have been chasing my solicitor for weeks trying to get an appointment to come in and sign the contract.

We were hoping to exchange contracts yesterday for completion Monday. Didn't happen so phoned solitor this morning to find she isn't in today. Buyer phoned me & apparantly her buyers solicitor wants something in writing that the mortgage funds will definately be in place for Monday. Also that solicitor is off today as well.
Wouldn't mind but her buyers were originally trying to force her to exchange & complete 3 weeks ago. First thought was maybe their mortgage offer was due to expire but as it is only 9 weeks since they offered I don't think this will be the case.
I really feel for our buyer as she is the only 1 actually moving on completion date, & was hoping to move some boxes in over the weekend, while her kids are with there father. Our house is empty & her buyers are intending to do some work on her house before moving in.
Obviously we will not be allowing her to have a key if exchange has not happened. Sorry for the rant but just feeling really frustrated.0
