Hi Guys, at last had the queries through to which I have responded straight away. Their sol are asking for the hip, which should have been sent by the EA:mad: So I pressume that they havent applied for the searches yet.
Not heard anything regarding the tribunial, but have had the Judgement through, I sent the employer an email which they read this morning, asking when they were going to be paying, they havent responded, we could have another fight on our hands, but I have allready filled out the form to get it enforced if they dont cough up.:rolleyes:

Might your DH be able to go freelance? If he's considered "over qualified" maybe he'd be well qualified for helping out if a company had problems?

I was looking at this thread to get some sellers views on my situation.
I am a first time buyer. Back in April my employer decided that the department I work in would be relocated to another office about 250 miles away. I am due to start working there late August or early September.
At present I live with my parents saving for a deposit to buy my own place. Property prices in the area I am moving to seem about 30% then where I live now so I can afford to buy there.
I had an offer accepted in early May but this week my seller decided to pull out. The reason they gave is that the Nationwide say house prices have gone up three times in the last four months and they now think they can get more for it. What they are now expecting is above my budget. Do the sellers on this thread think they are being realistic? No chance of being in my own place by the time I have to move now though
I have noticed on this thread that several people do not like people viewing until they have a buyer for their own place. Can't chains fill up from both directions? The place I was going to buy was one of two identical houses for sale. They were two streets apart, both in good condition and both had the same asking price. In one the sellers were waiting until they had a buyer and the others were looking and had found somewhere they wanted to move to. As I wanted to move quickly I didn't want extra delays of waiting for my seller to find somewhere so I made an offer to the sellers who had found somewhere.
The offer was accepted on a Saturday afternoon. They then put in an offer on the place they had seen. That started some sort of chain reaction as by the following Tuesday there was a complete chain in place. All a bit academic in the end though.0 -
ooh.. well, contract not exchanged but buyer has set date and I have movers booked. she is coming to measure up today (don't know why, I am leaving everything so no rush!!) so will see what she is like!Debt free 4th April 2007.

I think you'll find many shades of opinion on this thread, though not many of us would be bonkers enough to put the price of our property up based on what the Nationwide/Halifax indexes say for a few months. However, we are a self-selecting group, who probably know a bit more than average, whereas your 'seller in the street' could be someone who just reads the Daily Express!
There are people on here who want to be picky about who they show round, and there are those like me who have said, on several occasions, that one will not know who the genuinely useful viewer is till after the event.
So yes, your seller is probably foolish making that decision as we head into the 'dead zone' of the summer holidays and yes, there are those on here who can't keep their emotions out of what is essentially a business transaction. The latter is not surprising though, given the emotional attachment we Brits have with our property, but it's probably those with cool, analytic minds that make the best buyers/sellers. The old glass half full/half empty addage also applies.0 -

Nice to hear that someone thanks they are mad. The estate agent told me that it is becomming common for sellers to pull out because "with prices going up they can get more by putting it back on the market". Reading seller's experiences on this thread makes me think they were trying it on to see if they could get more money out of me. If they do come back to me now and want to contiue at the original price I have half a mind to lower my offer. My mortgage application was approved. A first time buyer with an approved mortgage should hopefully be in a strong negotiating position.
The problem I do have though is that I need somewhere to live for when I am relocated. Unless something happens very quickly I am probably going to have to initially rent somewhere. The annoying thing is this will probably mean a 6 month contract and my mortgage offer expires in December.

About a week ago we decided to get new carpets for two bedrooms, the hall landing and staircase and to repaint the large living room in a classy and elegant colour. We also removed the carpet to show original floorboards.
I then intended to get new photos done and jazz up the description a bit.
Before we could do this we got a viewer on Thursday evening.
She and her partner want to have a second viewing on Sunday morning and to bring their builder - we have agreed to this.
Our house is realistically priced to sell - over £40K down from the peak and I don't want to go much lower.
Am rehearsing all the arguements I can think of as our house is "one of a kind! original period features and handy for really good schools, transport etc.
Feel a bit wobbly as don't wamt to let family down by letting ourselves be browbeaten into a "steal" of a price."This site is addictive!"

Hailstorm I think you will find alot of sellers have properties they are interested in but wait until they get an offer before progressing. I know it wouldnt take me long to find a property I would want if I received an offer so presume alot would be the same. Mind you there are those who are particular as well. Can you ask the other vendors if they have seen anything they are interested in?0

You hear conflicting views daily about wether the housing market is recovering or not. Does anyone know the best way of telling that in your local area. I am now looking for a new estate agent. Is there anyway of telling which ea has sold the most houses in your area so i don't make another bad choice.
can I ask everyone on here how long their homes have been on the market, it's location and how many viewings? I will start: 4 months, Perthshire and not 1 viewing.Smile though your bank is breaking:)0 -
54 druids: 4 months suffolk, 21st viewing this morning, two offers (both too low)
well another weekend another viewing, the viewings have definitely picked up, not sure if that is because of the market or because we said we would go into rented. this mornings couple were very nice and sounded keen but who knows.....got another one lined for thursday. i think if the market is improving i would stay on the price we already have it on for and hope it makes it look cheaper.
