    Hi Guys,
    Hope you dont mind me hijacking this thread. I am looking to buy in the BS32 area, looking to buy a 3-4 bed detached around £200,000 but I am seeing prices going up, what is going on ? We are cash buyers returning from overseas,any input from people in this area will be greatly appreciated.Hope you all sell especially pawpurs who is not having a good time of it.Have been there and it is really stressfull,my best wishes to you all.

    So, you are heading for the Bradley Stoke area, or 'Sadly Broke' as it was known in the 90s bust!

    What's happening is that following a year of outright scariness and doom, (2008) many people have found the sky hasn't fallen in, yet prices have fallen 15-20% in most areas, making houses more affordable. Reading this thread, you can understand that people still won't be going on the market lightheartedly though, so there's a shortage of good properties in some places.

    These factors, together with a certain amount of ramping from vested interests, has led to a definite improvement in the housing market in recent months, and has even encouraged a few people to increase their prices. Markets, whether they are for houses, shares or commodities reflect more sentiment than 'rational' purchasers care to admit!

    I'm from Bath, not Bristol, so I'm not sure what's happening there. Here, houses in the middle band, either side of £300k, have lost a bit of ground this year, but not as much as I expected when I sold mine at the end of last year. Well-priced places are selling, but I saw a couple of real hopefuls come on at £385k and £340k in the spring, which are currently £355k and £320k and still languishing.

    Frankly, I wouldn't worry too much about the current upward blip. The best sellers can hope for in the medium term is stability, which might be achievable in relatively prosperous parts of England, Personally, I feel there is another leg of falls to come, this opinion being based on historical precedent rather than crystal ball gazing. We are not out of the woods yet.

    The time to buy is when you find the right house at a price you can afford, not at some mystical bottom point, which is why I've purchased again. If you are cash, you will find well-motivated sellers, and you may also discover that advertised asking prices have a good bit of flexibility.

    PS Bristol & surrounding areas have very variable school success rates & it's not all good news. This might not directly concern you, but its still a factor which may influence prices a little.

    Really appreciate your thoughts.We are moving back early September and renting for a while at least this will give us a feel for the market.It is really scarry though when you look at rightmove and see prices going up when the papers tell you different.As for schools it does not matter to us as our family are grown up but, realise this will have a knock on effect when time to sell.Will you please PM with details.Pawpurrs, I really feel for you- have been there and it is not good.My best wishes to all who are trying to sell in these difficult times.:A

    Morning folks, well I didnt exchange yesterday, buyers soliceter as usual holding everything up. Nervous about it all, especially considering the threats this week. Perhaps monday will see an exchange, I damm well hope so. Off to have a massage to destress today, I think I need it!

    We have had an offer this morning from the viewing last night but it is far too low for us to be able to afford the price we have agreed on the house we want to buy so we have turned it down. They have had an offer from FTB which is too low so lets hope there is something that can be done so that we can all compromise and all move on. Fingers crossed eh?

    Well, we have a viewing on Wednesday!! Woohoo! 2 viewings in a month!!! Lady has sold her place, so fingers crossed a) she turns up and b) she likes it! Please can you all keep your fingers crossed!

    Of course, come on in! You're another of us who's had more than their fair share of heartache over difficult buyers and collapsed sales.

    At least if our stories show others that people can, eventually, overcome the problems of this housing market, then all the hassles we've been through have served some useful purpose. As thifty was saying a couple of posts ago, it is often a case of compromise and finding solutions, rather than holding fixed ideas. I know my whole outlook has changed.

    Also, well done kymie, not just for getting the viewing, but for hanging in there through thick & thin. We'll all be sending you special positive vibes on Wednesday.:j
