    The EA has a job to do. The way i see it he has too balance your interest with theres. Not an easy task in this market. So many factors have to be taken into consideration.(the EA has to make money/sales)

    HR valuation is realy not worth the paper its writen on. If it was there would be no such thing as deflation in the property market.

    You have too look at what other properties are/were selling for in comparison to yours. If yours is up for more than that then there will need to be a real good reason for it or you will just not get a buyer or viewers.

    I have noticed the low end of the market is saturated (1-2 beds) which should be the ftb area. Unfortunatly many ftb's are looking at the low end 2-3+ bed as they are so cheap.

    You could ask your EA if he has similar flats and how many viewings they are getting?

    Also look at your area , if you were wanting a 1 bed would your property be in the top 5 you would want to view.(stay impartial and put yourself in the position of a buyer). If its not you could be in for a long wait.

    All the feedback so far has been, too far from the station or town centre. It's 1 mile out.

    I chose the flat because it wasn't near to the town centre, as the town centre is not the nicest of places, but that's just my own personal view on it...

    I can't pick it up and move it any closer so indeed it does look as if I am in for a long wait....:(

    So I have an accepted an offer on my house and I had the buyers surveyor round last week ( I was at work when they came)

    Does anyone know roughly how long they take to do the report?
    And also would they send me a copy? Or does it just go to the buyer and I have to see what they say about it?

    1-7 days for surveyor. Report will go to buyer. Only time you may get too see it is if there is something unexpected in it and you request to see it for clarification.

    Thanks for your replies. A house identical to mines in the middle of a block with a concrete slabbed small garden, and in the middle of a scheme went for £75K recently. My house is on a small street (not a thru road to anywhere) with 6 houses in it. Not overlooked so imo much better house. So I kindly declined the offer. Im now chewing on the idea of extending into loft to give me the 3rd bedroom I need and looking into making my house the home I want. Just dont think now is the right time for me.
