    Since then I have had the latest two viewings. One dropped a note through my door saying that they were not going to put an offer in because the property smelt of cats.

    :rotfl: sorry but this has made me laugh, the smell wouldn't put me off you've got to see past that, although how cheeky putting a note through! even i wouldn't have the brass neck to do that

    Get a grip. It is not cheeky, it's honest. What's the point in pu$$yfooting around the facts just to avoid embarrassment? Now the vendor knows, specifically, what turned them off the flat. The vendor now has the opportunity to change that for future viewers.

    LOL - I have to give credit to the viewer though. If they had not put the note through the door, I would not have known because the EA told me that they just said "it wasn't for them".

    You would think if they did that then they would have told the EA as well.

    It made me laugh too (I have a cat so can empathise)- can't work out if they were being cheeky or trying to be helpful...

    TP has already said he has tried his best to get rid of the smell so there's not much else he can do, besides (as suggested!) shoot the cats. It doesn't put everyone off though. The place we're buying smells of dog, and I am really not a fan of dogs let alone their smell, but when they're out and it's had a good clean it'll be fine. If not then the smell of our cat will mask it :)

    Well so far so good here. Our first time buyers mortgage app has come back from the underwriters okay and valuation survey booked in for next Wednesday. So hopefully nothing sinister will come of that, shouldn't do as house is sound and have had no problems with anything! Still they do nit pick sometimes over little things so fingers crossed its ok. Our survey booked in and searches have begun on our purchase which is vacant. So will have to wait now and see how long it will all take even being chain free. Hope everyone else is getting plenty of viewings an offers good luck to all. :-) x

    been quiet for a while as I have been weighing my options and decided I will rent the place for a year or two while I extend the lease... when i

    made that decision and suddenly I got an offer from a couple of FTB and accepted it... they wanted to extend the lease as part of the process but at the same time they wanted to move quickly... i said i would give them the right to extend the lease as i have been there for more than 2 years and would even help kick start the process.

    EA tells me the guy is a trainee solicitor so I think it will be fairly straightforward...

    today the EA calls me and says the buyer pulled out... apparently extending the lease was too much hassle and it would cost too much money (even though I had already accepted a really low offer...)
    *sigh*

    it seems the guy is a solicitor but doesn't know much about anything. even i know more about lease extensions than he did and he seems to be in cloud land...

    So I shall give it one more month, in the meantime I will get the flat ready to rent (need to sort out a couple of little niggles) and take it off the market, rent it for a year or so and extend the lease in the meantime...

    we are 9 flats in the block and it seems most want to extend the lease so we will try to go to the leaseholder as a joint group...

    *sigh*
