    Well I have my buyers surveyor / valuation person coming round tomorrow... and I'm nervous.
    I only bought the house 2 years ago and there were no problems then so I'm hoping it should all be fine..... but its still scary!

    Thought i would add to this thread. We have had 8 viewers on our property in 3 weeks. we have a further 2 viewers this weekend.
    1 offer 6% over asking price(knocked back) so far.

    We are in no hurry to sell average selling time in our area is nearly 1 year, according to home.co.uk. Willing to wait as long as it takes.

    Because anyone will offer that. its a bargain. The house is not over priced and is one of the cheapest in area.

    It WILL fetch more.

    How confusing - is it an asking price, an offers-over price or a reserve price, then?

    Ahh that makes more sense now. I had mine on as offers over and it didnt help so ended up with a normal asking price but it seems to be working well for you! Good luck with the sale.
