    I was not at all joking. As a capable buyer, with a 50% deposit, I've suspended my viewing indefinitely while I let the market slowly do its work. And it is doing its work, prices in Lincoln are down 7% YOY. If sellers won't price sensibly and won't entertain offers of anything less than asking price minus £2k then my sensible choice is to lock up my money in tax-free savings - ISAs and NS&I index linked bonds and wait.

    When I sold in the summer of 2008, I pre-empted the market and undercut the local competition. My buyers thought they were getting a deal, prices have since fallen beyond what I reduced to.

    The EA phoned regarding our viewer last Saturday... they can't get in touch with them!!! AAARGH!! There is no answerphone so they can't even leave a message. What are they playing at? This is identical to what happened in July last year. Our first viewer made us an offer on the premises, then disappeared from the face of the earth!

  • Weird, after 12 odd viewings in 4 weeks, then none since last Saturday

    Has the market gone quiet?

    Problem is that you have probably have lots of property investment "guru's" like Opheio who are waiting for the estate agents to force prices down in order to make a sale.

    When you consider that most FTB's from 2003-5ish (as is the case around this area, because I have done the research) then you are looking at relatively high mortgages and being targetted by plenty of buy-to-let landlords (one expects like our friend previously mentioned) who insist on buying rock bottom ala "webyanyhome.com".

    With the lack of sales in the FTB chain, then property up the line continues to suffer, drop in price and be bought by landlords looking for a quick buck (how do I know? from watching my local area and I have done the research)

    Stick in there, and don't let the "We ain't buying unless you accept 2% under asking price"-crew depress you too much.

    I am not fussed about the discount on the asking price as long as it works down the chain

    My investments are all in shares, ISAs and the pension, the house is just somewhere we live

    In reality, what I really need is one of the viewers who liked the house to actually sell theirs so they can change from being intertested into being an actual buyer

    Not being drawn in, but I don't think the problem is price. One viewer already made an offer subject to their sale at £25k below asking and another at £20k below asking. Of course, worthless at present

    Sure we could knock some off, but if people cannot sell theirs, then there is not much point
