    When you say something useful, people will stop accusing you of being a little green troll.

    Realistic to the vendor is what they can accept. Ridiculous is being told that when the vendor is doing everything they can, it is still not good enough.
    Constantly telling vendors on a support thread that they are not lowering their prices enough is about as supportive as giving them a cup of tea to put out a house fire. Just because you repeat yourself time and time again; it is not going to help those that are cutting to the bone to get out...... is it?


    But thats okay, because your refusing to buy property with the 50% cash deposit that you have, bceause you went and tied it up in long term investments until you can make a killing at a deperate persons expense.

    Although I agree with a lot of which you say, how is he making a killing at a desperate persons expense? Buying a home (not a house) is initially a business proposition then a home. If the market it buoyant then the buyer pays more. If its not, then the buyer pays less. Perhaps change desperation to selling at the wrong time?

    Additionally, this is more of a buyers market (only because of the lack of them at the moment) and because buyers are thinking what if the housing market drops further. It isn't a personal purchase as the buyer doesn't have access to endless credit but are instead on tight budgets.
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.

    I know how you feel - I could have written a lot of your post myself. In our case, we know that the price of our house was spot on a couple of months ago (because we'd accepted an offer at full asking price) but the chain fell apart and we're back at square one.

    We've considered reducing the price again, but decided against it at the moment because it feels like a ghost town for sellers, and we want to keep our options open for when things start moving again. Our Plan B is to take the house off the market for a while and do some of the large jobs that we know need doing, like building a patio.

    I wish I could give you some advice on how to get things moving (apart from price but that's already been said a million times), but I'm as stumped as you are!

    I am an experienced vendor, this is the fifth house ive lived in and renovated. Others I bought did very little and passed on. This time I am stumped well and truly. Have I lost the knack? I dont know.

    I think in the circumstances a £15,000 loss on top of the renovation costs is large enough. I still stand by my ridiculous offer point. I know my market.

    However for me personal circumstances push me into a move I no longer need to make. Phoned the Remortgage team on this site today and have been more than pleasantly suprised. I have three viewers this weekend, if they dont make an offer I shall be staying put which is an option I did not think I had.

    Sods law something will happen now LOL.

    Rightmove is a great tool for checking pricing I truly think Im about right.
    It seems that you have put a lot of hard work into this sale, but I worry that you may be working under a misapprehension.

    Rightmove is not a 'great tool for checking pricing'. It reflects the level of delusion of some vendors.

    If you check house price indices, you will note that Rightmove is much higher than the rest. According to Nationwide and Halifax the average selling price in the UK is £160-170k, but the average new listing with Rightmove is in excess of £235k!!!

    Even if you dont want to believe the indices based on people borrowing from banks, then look at Land Registry. The average price in the UK according to them is £163k.

    What I am saying is that using Rightmove as a pricing guide can only give misplaced optimism.

    It would be better for you to look at selling prices on your street on Land Registry. If it is a while since one like yours sold, you can customise a report for your area which will show you how your local market has performed since that similar property sold.

    I notice you go on in a later post to question whether you have lost the knack, whilst acknowledging that with previous sales you didnt have to do a great deal.

    Reading between the lines I would say.... No, you havent lost the knack, the credit bubble has lost its fizz! If you can stay put it will save you all the hassle of trying to move when the market is against you.

    Im so glad i have inspired you and not insulted you :) as o say is wished I'd listened to advise before we went on the Market, the best advise i got off someone was step back and detach yourself from the house, you don't want to stay there so see it as an investment and show it to it's best advantage, de-clutter everywhere we filled my mil garage with kids toys and all the rest of stuff wed kept. I wish you loads of luck i'n selling it's a horrible time but with abit of thinking about what you can or need to do will make it easier to sell. Good luck with selling, sarah
