    I appreciate what your saying about the cupboard door, but i i was buying a house it would put me off straight away an odd door as well as a radiator running next to a fridge freezer.

    I don't mean to sound so negative as your lounge and bathroom look lovely, but the other rooms let your house down, what room is the computer i'n ?

    I don't know how long you have been on the Market but i sold my house last august, went on the Market before we were really ready, we were adamant we wouldent do anything to it as it was priced to sell, however we ended up changing the kitchen doors, redecorating a couple of rooms and we sold the week after, the point I'm making is first time buyers won't want to do any work as they don't have the cash.

    I wish I'd listened to advise before i went on the Market but dident

    How strange.

    The EA complimented me on how different the flat feels this week (maybe she has a blocked nose and can not smell the cats) and I accidentally dropped into the conversation that at the end of the tie-in I will have to withdraw the flat from the market as the wife is pregnant and we don't want upheaval around the birth.

    Cue three viewings in 4 days.

    Coincidence - I think not!

    True. I'll see if I can source a door to match the others. TBH there's nowhere else to put the fridge freezer. We don't have that radiator turned on, though I can see how it might be seen as a negative.

    Even the bedroom? Is it the cot? The computer is in the dressing room/study area outside the bathroom. Thanks for the compliments :)

    We were on for 6 months last year with slightly different pictures, then we took it off for about 3 months as we were going to stay and pay a bit more off etc. We realised it's just too small so put it back on with new pics a month ago. We've had one viewer this time, who the EA can't get in touch with for feedback.

    I totally get what you're saying about ftb's and it makes complete sense. You have inspired me to get on with things and so today I repainted the fireplace wall in the lovely grape paint I bought for it last year, and bought new cusions/curtains/accessories to match :)

    My house been on a year!

    Since then I've done a huge amount of redecorating, tidying up. Have recarpeted. Tried so hard and now I am just jaded. Ive had a lot of moves but this is the hardest shift ever. Dropped £15k and the asking price is what I can afford as I am downsizing.

    I dont know if I am mortgageable because of my changed status so I cant take ridiculous offers. Rightmove is a great tool for checking pricing I truly think Im about right.

    I bought this house to do up, everything imaginable has been done, wiring, plumbing, new bathroom, new conservatory, new boiler, new central heating system. Ive planted a garden which is now established. What else can I do? Im even advertising as a no chain (worrying). Ive switched agents, I've had new pictures nothing works.

    I blitz for every viewing, am sick of buyers not turning up.

    I live on a nice estate, in a good area (middle of the road). Im even looking at my neighbours accusingly because they arent tidying up their front etc. I just have no idea why its not going. I have vintage/refurbed furniture is that why? Viewers arent buying the contents (saying that Ive staged rooms) Who knows. I certainly dont.

    Perhaps they are realistic offers? Your house has been on sale for a year, there's something wrong, isn't there?

    • the snow
    • the rain
    • the sun
    • the royal wedding
    • easter falling at easter
    • the budget
    • e-coli in salad
    • that there are just no buyers (this leads to price falls)
    • the nasty banks are now checking for a pulse before lending
    Pick one. Or make one up of your own. Just never, never accept the fact that the UK house price bubble is deflating and your house is worth less than you want it to be.

    And before the usual suspects unleash their accusations of trolling and desperate pleas that this is a "support" thread, consider for a minute that perhaps the truth is something you just don't want to hear. Sometimes support is just that.

  • When you say something useful, people will stop accusing you of being a little green troll.

    Realistic to the vendor is what they can accept. Ridiculous is being told that when the vendor is doing everything they can, it is still not good enough.
    Constantly telling vendors on a support thread that they are not lowering their prices enough is about as supportive as giving them a cup of tea to put out a house fire. Just because you repeat yourself time and time again; it is not going to help those that are cutting to the bone to get out...... is it?


    But thats okay, because your refusing to buy property with the 50% cash deposit that you have, bceause you went and tied it up in long term investments until you can make a killing at a deperate persons expense.
