    We had a viewer on Saturday. They were very positive, but had another house to look at. I'm jumping every time the phone rings this morning!!

    We heard nothing today from the viewers on Saturday. Does that mean they're probably not interested? I mean if you knew you were going to make an offer you'd do it straight away wouldn't you? This was a guy buying to let.

    Hi All

    House been on market since September last year!!!! HR £80K, Only had 2 viewers, one being last Friday. Got call today with an offer of £67K. All I can say is I feel totally deflated. The EA were hinting that I accept!! Im not in a desperate situ to sell, and feel that my EA dont really give 2 hoots. Im considering moving EA but think they are all pretty much the same. Promise you the moon on a stick at the beginning and once you've signed their contract really your just another "file" in their office. Long gone is the "well get you as near to HR as we can"............dont think £13k below it is even remotely near.

    Hi all,

    I have a house which I have renovated, I own it outright now. I rented it out for £525 fully furnished up until January 2010 when I moved in. Since moving in I have made more renovations such as changing the garage door to new electric door, redecorating etc.

    I bought the property 72.5K when it was a wreck in 2007 I have spent in region of 15K renovating it. There are 3 other properties on my street for sale they are all valued between 115k-125k but are two storey terraced whereas mine is a cottage however, there is not much difference between floor space we have same number of rooms etc and I have a large yard (which most of the others on street don't) The house was marketed at £92.5 before I rented it out, I felt the price was too high. I remarketed it with updated description for £77.5k but have an estate agent with little reach when it comes to marketing so I am due to change estate agents soon.

    Thing is myself and my partner are desperate to move I have a gut feeling that my property will fetch between 60-70K and everyone is telling me I will make too much of a loss, I think this because another house on my street sold recently for 60K at auction it was in bad condition but 2 more properties in the surrounding streets which needed modernisation sold for 50K-49.5K respectively.

    The way I feel at the minute I would give it away if I could and I am considering the auction route... the property market in my area has ground to a halt, does anyone have any suggestions?

    If you go back far enough into these threads, you'll find that yours is a common enough situation. You've been on the market about 60% as long as I was and you've had an offer (which you might push up a little - it's an opening offer) of 15% or so under what you're asking, which is also within the 'normal' range in many places.

    I sold during the Crash for 20% under original asking, but every selling time has its undercurrents related to the economy and other factors, like the time of year. When I sold, things looked like they might get a whole heap worse, so accepting much less than I expected was easier than it is now. OTOH, although the headlines aren't so strident, 'now' doesn't strike me as any better than then when you look at what's happening on the ground.

    The question for everyone on this thread is whether they can take the hit when offers come in well under what they expect. If the equity is there, it's obviously possible, but folks still have to square this in their minds. Without a wider understanding of the economy, especially the local one, this can be hard.

    We have people asserting on this forum that homes are not investments, and in one sense that's true, but in another it certainly isn't, because in order to buy and sell homes intelligently, people must consider the market, and where they think it's likely to go, just as they would for any other asset.
