deal is done i am at the start of having 'sold' my house!!!!!!!!!! now to view my last house tomorrow and decide out of two which one we are going to go for.

Well, last post was back in October having accepted a good offer on mine.
Have spent the last 6 months trying to sort out the deeds (my solicitors didn't spot an error when I bought).
The buyers pulled out yesterday.
Back to square one.
Hope someone else has better luck than me!0 -

about 6 viewings
One offer (at asking price) but she's yet to sell hers.
Another second viewing taking place today (someone else)

Did that person who made the ful lasking price offer come back to you?
I was told to be wary of people who offer full asking price but who are still yet to sell their own home - they might be in denial about the true state of the market and believe that they will get their full asking price quickly also.

We have two people who want to buy ours but have not sold their own, what we need is the person who is in a position to get a move on0 -
I have estate agents fees quotes of £1300 plus VAT for a property that should fethc a maximum of £125K. How does this compare? Is it a good deal?0

Before we dropped our price substantially, we did this, and we paid to have a local property guru write about our house in the paper.

So I put my property on the market 6 weeks ago.
Got an asking price offer about 3 weeks ago but they hadn't even put theirs on the market yet so I didn't get too excited.
But just heard that they have now accepted an offer on their house.... so its full steam ahead now :-)
Again. trying to not get too excited as I know it could all fall apart...
But its just 3 of us in the chain, and those at the bottom have already sold there's.
So fingers crossed I could be all done in say 2 months!0 -
Well I went quiet on this thread for a short while.
Had 4 viewings in about 6 weeks.... none at all over either bank holiday (EA said they were very busy on other properties though). Three weeks into our 20 week tie in they asked us to drop our price, which sounded strange to me and I was suspicious as they fixed the fee at 1.5% + Vat at the top of our "guide price".
They declined when i said "I will drop the guide price by £5k if you drop the fees to reflect that".
Since then I have had the latest two viewings. One dropped a note through my door saying that they were not going to put an offer in because the property smelt of cats (even a bottle of Fabreeze won't shift all the smell of 2 cats) and a second did not like the layout of the flat (something regretfully you can not change).
Oh well..... Once their tie in is up its up to them, because my wife is pregnant and once she hits a point of no return it will come off the market.Signaller, author, father, carer.0
