Just had first agent over. Reckons it should go on for 119,950 which is more than we thought so that's good. Fee's would be a set fee of 2k which is just under 1.75% which also isn't bad. We liked the guy and he comes highly recommended from a few friends.
But we have 2 more agents coming tomorrow so we shall see what they say.Green and White Barmy Army!0 -

And if it's also more than potential buyers think then you'll get no interest. EA valuations are only a very rough guide of what you might get if a buyer with more money than sense comes along and the valuer can't be arsed to do their job properly.0 -
Hello Ladies and gents, do you mind if I join you? I've got House Network booked and they are coming out on Monday afternoon to do pics, measurements etc they say the details will be all ready by Tues so hopefully will be officially on the market on Weds/Thurs! Exciting times, though haven't gone to look at anything ourselves yet, just been keeping up to date with Rightmove, don't plan on looking until we get an idea of the interest in ours.

It's hard to judge around here as no 2 houses are the same. They all have pros and negatives. Like across the road just sold for 125,000 but pro's are : 3 beds, bigger garden. Negatives: smaller square footage throughout, flat roof (ours is pitched) and not lots of bright coloured walls in everyroom (this is a negative to me).
So we're happy with it. He showed us one similar to ours that he sold for 112000 a few months back but wasn't in such good condition (needed work).Green and White Barmy Army!0 -
The national chain have just been around (Im at work but Hubby is home). Slightly annoyed as they turned up 45 minutes early with no warning (hubby was out the back and didn’t hear the doorbell or have chance to tidy the front room, ugh).
Hubby said they kept pushing the fact they are the biggest first time buyer centre (which i get) but they wanted to charge 2.5k and the energy test thing on top. The last agent was 2k with the energy included! He admitted they are expensive but said you get what you pay for. Hmmmmm. Also said he’d put it on for 117 as there is no point going to 119 as no one will search that high online (hubby mentioned that he thought the cut off point is 120 on right move and the agent said ‘hmm right move isn’t as popular as it was, we don’t push ourselves on there as people prefer to come into an agent....)
Annoyed I didn’t get to meet him (work wouldn’t let me have time off) but hubby said he seemed nice and definitely sold the product to him, but hubby is very easily won over by salesmen. Lol.Green and White Barmy Army!0 -

It was Connells. The same people who rang me yesterday to confirm I got my own address right as he couldn't find me on a map.... (I epxplained we're a walk and don't appear on standard maps but are on google maps and he told me in his 18 years as an estate agent he didn't need google maps...)Green and White Barmy Army!0
