2 viewings over the weekend and the one who did the second viewing rang up to confirm that an offer will be made today
Hopefully, the number of other viewings will convince them that a good offer will be needed to secure the property0 -
O.k! The house is nearly ready and we have booked 3 agents to come out on Thursday evening / Friday day time.
Booked 2 local ones and 1 national one and already the national one I wasn't impressed with. Lol. She was perfectly nice but didn't get the 'vibe'. Am I a weirdo? lol
Also had a friend of a friend show some interest, so she's off to see a mortgage advisor tonight to see what she can get and then she'll view if she can afford.Green and White Barmy Army!0 -
Here's our situation: Our house is in South Gloucestershire. We have tenants living in it at the moment as I have been working overseas for a few years for my employer. We are in discussion about moving back to the UK in the summer, but looks like we will need to live in Hampshire. The tenants are great but the process of being an overseas landlord has been a total hassle and with high costs of maintaining the property we probably should have just sold it 3 years ago. Anyway, since there is no way we will ever live there again and we will need the equity to buy in Hampshire, we've just put it on the market (2 weeks ago). We bought the property in 2005 and paid £350k for it. That was a good deal as the vendor had already sold at £400k but their buyer fell through at the last moment and they were desperate to move to a retirement property due to the lady having bad hips. Well, mean as it felt at the time I negotiated to buy it immediately off them for £350k as we had no chain - all's fair in business and all that. They rejected our offer first off but came back 3 weeks later asking us if it still stood. Since then we've spent about £25k on upgrading it. We had it valued for sale by 3 agents at £375k, £425k and £450k. The latter is by an agent which really knows the village and has several properties on the market there, the other two by agents that specialise more in the local estate houses in the nearby town. I actually argued with the agent that £450k feels too high and I reckon marketing at £420k with a hope of getting £390k feels about right but they pursuaded me to put it on the market for £450k by showing me the competition. Of course we've not had a sniff in the two weeks its been on and I'm sure we'll drop the price - I'd definitely be happy to get back £390k and even £375k would do.
We have a long road ahead anyway as I have to get the job offer in writing, we have to sell the house, we need to choose an area of Hampshire to live, we need to rent a property there, we need to apply for a reception year place for my eldest, we need to physically move from France, we need to physically move the stuff we have in storage in the UK and physically move the stuff we kept in the cellar of the house etc etc. I feel physically sick thinking about it all - I'm going for a lie down.0 -
Back on the treadmill again - we've got another viewing booked tomorrow. The novelty has well and truly worn off!0

We got an offer 3 weeks ago that we accepted. Its from a FTB, but shes still not sorted her mortgage or organised the survey. There has been 2 long bank holiday weekends, and she is a busy doctor, but how long should I give her? My agent has phoned her up twice now to be told everything is going fine and that shes just waiting to hear back from her mortgage advisor. 3 Weeks seems like a long time though. we are booked in on Friday to do the full application on a house we have found (offer accepted on Thursday), but we are reluctant to pay out for our survey when our buyer has yet to have instructed hers.0

Jen2; your issue is not how long you should give your buyer, more whether you are prepared to risk losing your own cash if the deal falls through.
Assuming you have instructed a solicitor, has your buyer done so and has your solicitor received any correspondence from the other solicitor yet?
I've probably said this before; in my opinion I never really class anyone as a buyer until they've had a survey done or proved funds via solicitors if they are a proper "cash buyer".0 -
