    Don't let hubby get sucked in kr15snw everybody looks on rightmove! Go for cheap. In fact, look at House Network or another online agent instead. I can't recommend them enough. Save bundles of money, and no pressure or flannel.

    Tinkaf: We were going to go with HouseNetwork but we need to sell ours super quick and wanted the help of an agent to push it (if we don't have an offer in about 4 - 6 weeks we won't be moving as we'll lose the house we're buying).

    Welshnic: I don't like them either. Do you have more feedback / reviews for me? The only positive thing going is they do specialise in FTB and thats what we want!

    I disagree, I started off last June with a local cheap agent, they got a few viewings but werent very pushy to me or the viewers. I switched in October to a large chain which charged me over £1000 more in fees and they got me more viewings in a month than the previous agent had got in 5 months. If you think you need to target FTBs and one agent is best for that I would go with that, unless of course you are in no rush to sell and are just testing the market. I know I would have had far fewer viewers with an online agency as many of my viewers were people calling the EA to view other properties and were persuaded to see mine. Unfortunately I dont know if my buyer called about my house or another one...

    3rd and final agent has been. They were also very nice and said they would charge 1800 including the energy test which makes them the cheapest.

    He seemed great and they have a huge advert in the local paper and always display large pictures. Their listings on rightmove are quite good as well.

    So we're now torn. Both agents are very nice and we get on well. One is local, one doesn't do much in our area but does deal with FTBers a lot. One is slightly cheaper (but not enough to matter I guess).

    The local one did say they had a couple in our area tomorrow and he could swing by our place, but the not so local one said he has a couple who are after a 2 bed place like ours and have just had theirs fall through on them (chain collapsed and the house they wanted to buy is now off the market) and they are desperate to get into a place.

    Help! Not sure what to do! Lol

    You don't say if the last one also has their own website, if so they cover all bases well on the face of it, so go for them.

    Be careful not to get locked into a lengthy sole agency contract, nor an extended liability period should you give them notice later on.

    kr15snw, I’d be annoyed too if I had an appointment for a certain time and they turned up that early without warning. I certainly don’t consider it polite or professional. No idea where the EA gets the idea no one will search for a property online unless it’s under 119k as when I bought my place I was looking for properties up to 400k…and that was on Rightmove!

    Interesting weekend

    Although we are prepared to move into rented in order to sell, we found a place over the weekend that we would buy in a shot

    Fingers crossed that an acceptable offer will come our way soon

    Have decided to go with the first agent, who agreed to drop his fee’s to £1800 putting him on a par with the others. Plus we liked him the most and we’re hugely impressed that he sold a house opposite us without us noticing (we’d heard from a neighbour that they were putting it on the market. He turned up with the particulars saying it had sold. When we asked when he sold it, he explained it had only been on the market for a few days before they accepted an offer from a first time buyer and they are just waiting to find a place themselves now as the buyers are ready to move straight in! The sign never even got put up it was that quick!).

    He’s coming tonight to measure / take photo’s and reckons he’ll have it online tomorrow. Think we’re going for 119,950 but have told him we’d accept 115 instantly (we need a quick sale so for the next 4 weeks we’d accept 115, and after that probably 110! Lol. Yes we need that quick a sale!!)

    We've just got ours back on the market. We had it on for about 6 months last year, with no interest. We took it off, thinking we could manage for a bit longer, pay a bit more off the mortgage and have more equity for the next place. We can't! 5 of us in a 2 bed front terrace. Yuk! It's now on for £78,000 was previously 2 grand more, plus we've had double glazing fitted since. We can't accept less than 75 really. We've viewed a few, and come to realise that we'd be better off making a cheeky offer on something that needs completely re-doing, in order to get the space we need. We would then have a smaller mortgage than if we bought one already done out, and we could afford to do it up as we go along.
    We NEED a quick sale!! The board is not up yet, but it went on RM on Friday. Wish us luck!!
