    Considering that you need a quick sale and it's already been on the market for 6 months with no interest, how is shaving 2 grand (2.5%) off the asking price going to make any difference? Surely that small amount would have been within negotiating range the first time around.

    I think you'll need to drop it much more significantly to generate any interest.

    Our place has been on the market about 1 month now without a sniff, no viewings at all. Its in South Gloucestershire in supposedly a popular area with good schools. But its just outside the popular price bracket at £450k, average is probably £250k to £300k in the area as quite a few market towns with large housing estates. Could be long wait - one house in our village took 2 years (I just discovered. Not the best news I've ever heard).

    It'll make more difference that keeping it at the higher price! Plus we've had the windows done so that's an extra. One down the road sold in October last year for £82,500 so ours ought to generate some interest at £78,000.

    ETA: You're right anyway, if it doesn't, we will have to drop it some more. We can't struggle along in this shoebox for much longer!!

    Agent has been around again and we're all done! On the market for 119,950, board going up tomorrow and should be on RM tomorrow. :)

    Also got our first viewing tomorrow! yay :D
