We had some more feedback from our viewers who saw the house last weekend - they want to wait to see what comes on the market in the next few months then if nothing better comes along they might consider our house again.
Well, if that's how they feel about the house, the chance of us agreeing to sell it to them is hovering somewhere between zero and never.0 -

It's been on with the present estate for 4 months (previous one for 3). I've had 4 viewings but no offers. One was interested but she hadn't sold her house...
One of the same style is up for sale at £120,000 and as you'll see mine is £105k with 5% deposit paid. I emailed the agent asking what else we could do etc etc (I'm selling to raise money for medical treatment not covered by our health authority). They replied saying that unfortunately for us one has come on round the other corner for £87,500. I've seen this and it's older and basically not the same. It is a bargain though, even I'll admit that.
I'm getting to the point where I am so fed up. I initially rented it out but the tenant left it in such a state when he moved out we had to spend £2000 putting it all right (and 3 months). Now I feel like that's my only option, but I don't know whether leaving the sale for, say 12 months is the right idea? My estate agent said that things are slow generally but I cannot afford to leave things much longer.0 -
we also have, shall we say, a somewhat less than proactive EA.
I feel your pain sazbo! We have the same problem. They need a good kick up the bum.
I'm sorry they were so negative tyllwyd. It seems a very weird attitude to buying a house - surely you either like it enough to buy it or you don't? Anyway, I hope you both have better luck soon.0 -

Hi, I think the pics could definitely do with being better, some don't seem to be doing your house many favours:
Pic 1: Can you put a pot of colourful flowers in the corner to brighten it up a bit? Doing nothing to capture the imagination atm;
Pic 2: Isn't taken from a very good angle, just showing half the room. Can you add curtain tie-backs, current curtain seems too long?;
Pic 3: Can that be re-taken without the chest of drawers showing in the corner?
Pic 4: Kitchen seems fine but pic is a touch out of focus and the light shining through is a bit detracting. Shut the kitchen door, maybe add some flowers somewhere and re-take the pic;
Pic 5&6 seem fine;
Pic 7: Grass needs cutting and try having the photo taken from downstairs so just your garden is showing, not the next door's kiddie slide too!
Hope I haven't offended, good luck with selling. If a property has come on which is cheaper/better value than yours it will affect your selling chances. Can you drop your price any more?

That's just so annoying isn't it..it's almost like they think they're doing you a favour by keeping their options open. Really hope you find a decent buyer soon, and anyone else that's waiting.

I would agree with Az on all of that
Only other thing i would add is the bathroom picture seems to focus on the toilet, could they get a bit more of the room in or is it too difficult. if it i'd be tempted to leave it out....
I can understand your fustration our solicitors are next to useless as well and we had to tell them several times about photographs....
I can asl understand that if you've got an empty property it's just another worry especially if you're hoping to sell to pay for medical treatment...Is there anyone who could cut the grass occasionally just to keep it all nice and tidy?0 -

This happens all too often - EAs will often tell you what you want to hear to get the business, knowing full well they they intend to get you to drop the price later. As for pics, can you take them yourself, or get a friend to? We have a good camera and I wasn't happy with my EAs photos, so I took my own and gave them to him instead...anything to get a sale!

I don't think EAs have a flipping clue, half the time. I'm sure ours doesn't! Funny you say that about part ex, because my o/h went to look at a part-ex development yesterday, as we were beginning to think that would be the only way to sell. But we can't help feeling that somehow you get done twice - a too low price to buy your property and then a too high price to buy theirs? That's just how it seems to us tho...4 May 20100 -
