    Bitten the bullet and slashed 10k off our price
    EA told us to put on the market at £146,950, we felt this was high so put it on for £139,950 = no viewings!! so it's now £129,950)
    We are now priced the same as 2-bed mid terraces or do'er-up'ers without garages (we are a 2 bed semi, new bathroom, newish kitchen, oak flooring, detached garage on the nicest estate in this postcode)

    Good luck to all those still selling! Although I dont post much, my thoughts are with you all - especially as I know how hard the effect on a family can be when you are trying to sell!! :)

  • Finally!!! We exchanged yesterday on our Sale and Purchase.
    Last minute change in Completion date by our Vendors, but our buyers were not bothered. Will be moving in 4 weeks time.

    For everyone else between offer and exchange - Keep your chins up, it is highly demoralising with the market the way it is at the moment, seemed like every possible roadblock was placed in our way, but we did it in the end. Must have been phoning our EA about 5 times daily to move things along.

    I would say to anyone, stay clear!

    Well, yes, if you know a branch is bad, avoid using it as a seller. However,one cannot boycott interesting property just because the agent is weak.

    If another property of interest had come up with the agent who blacklisted us, we'd still have booked an appt under a different name, or gone direct to the seller, depending on circumstances.

    Just wanted to say thanks to those who replied to my earlier thread. It's given me some food for thought. I'll certainly de-clutter and get new photographs taken, and consider the other options if necessary.

    We've just had a viewing which on face value seemed to go very well. It ended on "this is the nicest place that we've seen so far" so now starts the waiting game for the feedback!

    Update: in a nutshell as quite boring otherwise! Reluctantly accepted lowish offer with proviso that we kept doing viewings as we already had a couple booked in. One of those (FTB) had second viewing and today has made offer MUCH closer to asking, so will be accepting when EA opens on Monday! :j

    As far as purchase, viewing of a couple of others has made us realise how much we like original one (mentioned in previous post). We had pretty much given up cos of vendor indecision but EA (they have same one has us) has had words with them and they do want to sell, and we know what they'll accept, which tbh is fine with us, especially now, so will be making that offer on Monday too. Just have fingers firmly crossed that it all goes through...

    Finally made the decision to try to sell up and cut my losses.

    Figure it's less risky to try to get out now than hope for break even prices, and be at the mercy of the standard variable rate !

    Get out pay off the secured part and as much of the unsecured as I can and then pay back what I owe in as many lump sums as possible! (Yes I am NRAM !)

    [Hi Laura - sorry, I'm useless at haggling so we are paying the EA what he asked for! It might be worth starting your own thread on the subject for more opinions. One thing I have noticed is that rates & terms & conditions vary quite a lot across the country, and double check whether the contract you are offered says that the EA fee is payable if they find a 'ready willing and able' buyer, whether or not the sale goes ahead.]

    I am so grumpy today - the one best feature of our house is that it has an unusually large garden, and I'm not just imagining it, everyone who visits is struck by how much space there is. The feedback from viewers at the weekend was that they were hoping for a bigger garden. Well good luck to them with that! They've moved down from further North, and maybe garden sizes are more generous where they lived before, but round here they are going to have to up their budget a lot to get a better garden than ours. [Rant over!]

    Thanks for your reply, I have 3 estate agents booked for Saturday so will see what I can get but will ultimately go with who I feel would be best for the job.

    Ah, well you can't please all of the people all of the time, I am clearly looking forward to all the feedback I get from viewers about what they don't like in my flat !
