    We had our first viewing of 2011 at the weekend, but not hopeful. Yet another viewer from out of the area who hasn't even decided what town they want to move to. No matter how wonderful our house is, and how competitively priced, if they decide they don't want to move to this town after all, they aren't going to buy!

    What worries me even more is the number of houses that went under offer months ago but are still hanging around on Rightmove, or have reappeared on sale again. I am really worried that if we did get an offer, with the market as it is we might just end up wasting time & money because the sale falls though.

    The positive note is that there seems to be more variety of houses up for sale in the price bracket where we are looking, so there are three or four we'd like to go and see, which wasn't the case a month or two back.

    Hi folks.

    We've been on the market for nearly a year having changed agent in June last year due to some difficulties with the first one.

    We are selling a 2 bed flat, however the master bedroom is a little on the small side, and this is what has been coming out of the feedback from the 10 or so viewings we have had. (pic can be seen on RM - http://www.rightmove.co.uk/property-for-sale/property-17291613.html)

    I have managed to move the bed since that picture was taken so that you can now walk around to both sides of the bed, rather than against the wall, but this obviously reduces the space in front of the wardrobe.

    I'm trying to get a perspective from people who have not seen the flat before so as to work out which view would look better for photographs/viewing - ability to get all the way around the bed, or larger space as you walk in.

    I would be very grateful for any suggestions, or other general feedback on the RM listing that you have.

    I agree the bedroom is on the small size, and I wonder if the bed itself is too big for the space. Is it possible to lend it to a friend in the mean time and get to Argos and get a very cheap double in the mean time.

    You have an enormous cupboard from what I can tell from the floor plans. Is it not possible to change that into a clothes cupboard in the mean time and get rid of the wardrobe in the room?

    How many of you are in the bed at the moment?     It decieves the eyes and makes it look a bigger room than it is. This is what the developers do to make their rooms look spacious!

    If it is the two of you, and no one occupies the second room, I would suggest getting a bed with a bed underneath for bedroom2 so you have them pulled out and pushed next to one another for every day use, and when it comes to staging the house for viewings pop the bed back under so it is a single.

    Also don't forget a form of bedside table for the double bed to make it look spacious. It doesn't need to be enormous, but needs to show it is possible to do.     In the living room you have quite large pieces of furniture. I would try a rejiggle to see if you can get the dining table near to the kitchen, so you have defined spaces. If not, I would try to angle the two seater sofa slightly so it isn't flush against the wall.

    Another tip for the kitchen is clear the sides completely and put everything in the cupboards.
  • Id also recommend hiding the cuddly toys and shoes from bedroom. Try making the bed a bit neater. Little details like this helps to get the place looking smart. Clear kitchen surfaces as well.

    I hope we're beginning to get close to selling ours. We put our 2 bed town centre terrace on the market in September and despite an immediate viewer (they literally saw it the hour it went on Rightmove) it went quiet until just before Christmas. I decided to chop £5k off the asking price to bring it below the £100k mark knowing many people will be specifically searching the 'up to £100k' mark and ours could be missed.

    Since then we'd had 7 or 8 viewers, a mixture of possible FTBs and BTL investors. Looking myself at the competition I genuinely feel it's competitively priced and I have my fingers crossed that the upcoming second viewings will turn into decent offers!
  • We have been on the market for four months, in pursuit of a house that came on the market a week before.

    It sold today, I am rather gutted.

    I fear ours is going to be difficult to sell, not of a period others want and not big enough for everyone who has been to visit.

    Will try to keep selling and hope another house comes up that we want in the mean time.

Fast forward to February and we've had three viewings, four no-shows and no offers! It's so disheartening. We've had to lower the asking price and we're even considering selling at a loss just to get the place sold. We want to move in with my husband's parents with a view to saving a large deposit, which simply isn't possible paying what we are to live here.

    We have a nice flat in a nice area of Essex, but people just aren't interested. We keep getting no-shows too!

    Very bad manners not to show. I'd personally be happy for my number to be passed on to viewers as for viewings in evenings at weekends any issues can't be dealt with.
  • Our estate agents are admittedly quite unhelpful. We've had no feedback from those who have viewed, they've never offered to show viewers around and they never tell us when a viewer has decided not to show up! I would have expected better from Bairstow Eves but perhaps I'm very naive!

    Bairstow Eves is a franchise, so individual offices can vary in their approach & performance.

    I say this as a former customer of one branch, who, when I provided some negative feedback by letter regarding the inaccuracy of their particulars, immediately rang to tell me I had been 'blacklisted.'

    Fortunately, the entire episode, including a surreal viewing with an unhinged vendor, was so funny, we didn't really mind wasting the time. :)
