    Oh, I shouldn't let it wind me up - I don't mind when they pick up on the things that are wrong, it's just when they criticise the one thing that isn't wrong! I just checked on Rightmove (not that I'm obsessive, of course ...) and going up to £100K more than the asking price for our house, there isn't a house for sale at the moment in our town with a bigger garden than ours (better landscaped etc but not bigger!)

    I can't help wondering if its the pictures on Rightmove - they were taken last summer with the trees in bloom and carefully avoiding showing the ugly shed. Perhaps they gave too good an impression, so on a damp grey February day the garden was a bit of a disappointment.

    Vendors who is showing people round your homes? You or the EA which do you feel is best?

    One viewing on Monday with EA1 they did the viewing.
    Another viewing tommorrow with EA2 I am not sure if to do the viewing?

    EA1 knows our house, EA2 has never been in it???
  • Mine will be determined by when the buyer wants to view, if they want to view during the day when I am at work then the EA will have to do the viewing.

    If it is at a time in the evening/weekend that the EA cannot make then I will do them.

    Will accomodate the buyer whenever I can !

    A big hello again and a very belated happy New Year to all on this thread.

    Well, the time has come for us to finally go to market with our home, so Home Report surveyor coming Monday and all being well we will be able to offically go up for sale Friday week. And to make matters even better our local property sales centre have at last agreed to use RightMove!

    Question for the other sellers in Scotland; has anyone used conveyancingdirect.co.uk to do the legal work? Any experiences?

    No we haven't used them...Only one i would say to avoid is surveyscotland when doing your home report. They were a nightmare with us and when i posted on here last time of our experience when someone asked us what they were like they hunted us down...:rotfl:

    Our recent offers have both come from people who we showed round ourselves. I have no doubt this is partly coincidence but I do think it helps, as both viewers have asked questions which I doubt the EA could give the answers to. You can get a feel for whether someone is interested or not as well. The EA did quite a few daytime viewings before that and I always wondered what they said and whether it might have been better if we'd done it, but no choice as we were both at work. Obviously it depends how well the EA knows the house too-we viewed a place on Saturday that the EA hadn't even seen before; it was just as well the tenant was there otherwise we wouldn't have found out anything about it!

  • I started off doing a couple viewings myself but find it nerve racking so have left the EA do the last few viewings, takes away a huge amount of stress for me.

    I like getting the EA to earn their money too. Im paying 1.5%.

    No arranged third viewing 'with girlfriend'. Starting to think if nothing materialises soon-ish then renting the place out may have to be given serious consideration.
  • So after reducing the asking price of our flat from £145,000 to £142,000 and now to £135,000 (5k less than we bought the flat for) we got two viewings on the same day. Both seemed really positive. We got a call from the EA today telling us we'd had an offer of £125,000. I'm quite annoyed, to be honest, as the buyer knows we have reduced the price by 10k already! We simply cannot afford to go any lower.

    The kinds of flats selling in our area for £125k are poky little places with no balconies, so I think they're just testing us to see how desperate we are to sell! It's not really a choice, though. We can't go lower.

    Crunchy blanket - I don't blame you being annoyed; it's a disheartening business isn't it? We're in a similar situation, reduced the price of flat we're selling three times now and still no joy. We are worried that if the price is lowered too much that people will wonder what's wrong with it, or as you say, think we are completely desperate and make silly offers. And we also have, shall we say, a somewhat less than proactive EA. You'd never guess from him that there is a property slump at the moment! Our flat has been on the market for a year now and no idea for how much longer. I hope to goodness it sells soon. Anyway, good luck with yours, and everyone else here trying to sell.
