    Hi folks.

We've been on the market for nearly a year having changed agent in June last year due to some difficulties with the first one.

We are selling a 2 bed flat, however the master bedroom is a little on the small side, and this is what has been coming out of the feedback from the 10 or so viewings we have had. (pic can be seen on RM - http://www.rightmove.co.uk/property-for-sale/property-17291613.html)

I have managed to move the bed since that picture was taken so that you can now walk around to both sides of the bed, rather than against the wall, but this obviously reduces the space in front of the wardrobe.

I'm trying to get a perspective from people who have not seen the flat before so as to work out which view would look better for photographs/viewing - ability to get all the way around the bed, or larger space as you walk in.

I would be very grateful for any suggestions, or other general feedback on the RM listing that you have.

    Many thanks,

    Jon

So Jon, are you saying you've only had 10 viewings in a year?.
  • I've got another viewing tonight! We had one on Saturday too, the man really liked the flat but typically is looking more for a 2 bed...so I doubt he'll settle for a one bed. The people who made the £125k offer upped their bid to £130k...still 5k short, and our flat is very competitively priced so it feels a bit like they're taking the mickey! Still, if they like it that much, they'll hopefully be willing to pay the extra 5k and everyone's a winner. Fingers crossed, eh?

Sorry they led you on a not-so-merry chase NEH. Let's hope future viewings are a little better.

You have a link to your property?
  • I do indeed, but the forum won't let me post links at the moment! It thinks I might be a spammer

    Hi Dave,

We're now up to 14, 6 of these since January, so a big improvement. Part of it was down to me believing the original agents valuation. Now I think we are competitively priced and it's reflected in increased viewings.

We did have a second viewing at the weekend, who according to the agent were seriously considering an offer, but not heard anything yet. Fingers crossed on that front.

It's a steep learning curve this selling lark!

    Hi guys,

We've decided to give it another 2 months and then reassess. I now cannot stand estate agents - it seems like their only suggestion is to drop the price?! It's already been dropped beyond all the valuations I've had!

Anyway, I'm going to try and get some idea of a part ex price for it this week whilst I'm off work, just so I know what I'm looking at. Some builders seem reluctant to just give you an idea though, if you haven't reserved so I might start a new thread...

    Morning folks,

Well after some chasing up our viewer was a no, after sounding very positive and very pleased with the space and saying that they were going to go home and do some more designs for their renovation as it were, the answer is a no it's too small.....

Why can't people learn that if you don't like it or it's too small don't say anything just smile, be polite and then walk out the door and have the decency when the Solicitor rings you up to say no instead of ignoring them and hoping they'll go away...

I really hate folks that lead you up the garden path...

Sorry to hear that NEH. I must admit I don't mind the being polite even if not interested thing, as I know I find it hard as I don't want to offend people, but not answering the phone to the EA really irritates me, it's just rude and keeps people hanging on much longer than necessary :(

Well our sale appears to be progressing slightly. The EA was meant to be checking up on the buyer's MIP and I haven't heard anything, but since the surveyor from her bank is coming to do a valuation tomorrow I'm assuming all is well! Still waiting to hear from vendor(s) of place we want to buy- it's been over a week now and i think they're taking the pi ss slightly as haven't heard anything and when EA rings it's 'I need to speak to my (ex) husband about it'. Considering we offered what she told the EA she'd take I don't know what all the dithering is about! Luckily we have the same EA so is slightly easier to get them to keep on at her. Just want to know!

Good luck to everyone selling at the moment :)

  • Exciting times. They came back with a third offer of £135k, matching our asking price. We've accepted the offer, but our EA seems to think they might be unreliable, so...fingers crossed.

blt...that does seem to be their go-to response, doesn't it? Almost seems like they can't be bothered to try a little harder to push the sale at that price. Best of luck to you.

It's the we've already spent a day creating plans for renovating and that's before they viewed it and then during and after extolling the virtues of the place and we must go and put it all in our 3D software etc...I just wish some people would learn silence is golden! :rotfl:

Sounds like there is some movement on your side, but again why can't people let you know!
